Project Manager (exempt / non-union / full time / in-person)

Reports to: Vice President

Position Summary

The Project Manager is responsible for overseeing the logistics of CVG’s commercial building projects, including estimating, bidding, subcontractor management, cost control, client communication, and team leadership. This role collaborates closely with the Project Executive, VP, COO, and CEO to build and maintain client relationships, ensure projects meet CVG’s high-quality standards, and support overall company objectives.

ESSENTIAL DUTIES & RESPONSIBILITIES
  • Prepare bids, budgets, and formal responses to Requests for Proposals (RFPs); participate in interviews and presentations to secure new work.
  • Lead pricing efforts, value engineering initiatives, site selection investigations, and building assessments.
  • Develop site logistics plans and detailed project schedules in collaboration with superintendents and project team members.
  • Serve as the primary point of contact, establishing and maintaining strong relationships with clients, subcontractors, and industry partners.
  • Conduct project job walks and lead project start-up and kick-off meetings with the entire project team.
  • Coordinate the permit process with city planning, building, and other regulatory departments.
  • Negotiate and buy out subcontracts, review subcontracts and work orders for scope accuracy.
  • Oversee procurement, cost control, and change management throughout the project lifecycle.
  • Lead weekly project meetings with clients, subcontractors, owners, tenants, architects, engineers, and consultants.
  • Coordinate and review submittals and shop drawings during construction.
  • Maintain a consistent job site presence and manage flow of critical information to all team members in a timely manner.
  • Continuously monitor and update project budgets to maximize profitability.
  • Manage all aspects of project accounting, including financial projections, reporting, contracts, subcontractor invoicing, accounts receivable collections, and monthly client invoicing.
  • Direct the change order process and ensure timely production of client invoices.
  • Manage punch lists, final releases, and project close-out documentation to ensure quality and client satisfaction.
  • Be present during Requests for Proposals (RFPs) and maintain strong presentation skills to represent the company effectively.
Leadership
  • Set clear expectations for team members, delegate tasks effectively, and ensure timely completion of assignments.
  • Empower employees to work independently while fostering accountability and ownership of results.
  • Mentor, coach, and train Assistant Project Managers, Project Engineers, Project Coordinators, Project Administrators, and Interns to support personal growth.
  • Provide ongoing supervision, guidance, and constructive performance feedback to direct reports.
  • Maintain presence during core business hours to supervise, guide, and support the team.
  • Serve as a critical contributor to day-to-day operations, acting as a leader and role model within the company.
  • Demonstrate integrity, commitment, problem-solving ability and professionalism in all aspects of work.
Business Partnership
  • Develop and maintain strong relationships with clients, architects, property managers, asset managers, construction managers, subcontractors, and other stakeholders while establishing your own book of business. Represent the company by attending client presentations, networking events, and industry functions to strengthen partnerships and promote business growth.
  • Collaborate with the Director of Finance & Accounting to coordinate and review Work-In-Progress (WIP) reporting.
  • Partner with the HR Director to ensure employees receive timely and effective performance feedback.
  • Ensure all employees adhere to safety guidelines and protocols in their respective roles.
  • Work closely with executives to align departmental activities with overall business objectives.
QUALIFICATIONS & REQUIREMENTS
  • Minimum 5+ years of commercial construction project management, including tenant improvements, ground-up builds, renovations, and life science projects; proven track record managing multiple complex projects up to $10M+.
  • Bachelor’s degree in construction management, engineering, architecture, or related field preferred.
  • OSHA 10/30 required; LEED accreditation/certification encouraged.
  • Proficiency in Microsoft Project, Autodesk Build, Word, Excel, Outlook, Bluebeam, and Sage 300. Strong estimating, scheduling, and cost-control abilities.
  • Experience supervising superintendents and project staff; ability to mentor colleagues and conduct staff reviews. Excellent written and verbal communication skills; strong presentation skills.
  • Highly organized with strong attention to detail, accuracy, and follow-through. Demonstrates ethical behavior, sound judgment, adaptability, and resilience in fast-paced environments.
  • Ability to build and foster positive team relationships.
  • Valid Driver’s License, valid auto insurance, and reliable transportation.

PHYSICAL DEMANDS & WORK ENVIRONMENT

While much of the work involves office tasks like project planning and coordination, field visits are required. Below are the typical physical demands for this role:

  • Bending, Stooping & Kneeling – May need to bend or kneel to examine construction details or resolve issues on-site.
  • Carrying & Lifting – Occasionally lifting and carrying plans, equipment, or materials (typically under 50 lbs.).
  • Sitting – Long periods of sitting in an office or job-site trailer while handling paperwork, making phone calls, working on computer.
  • Climbing & Accessing Elevated Areas – Climbing ladders, scaffolding, or stairs to inspect work at heights.
  • Prolonged Standing & Walking – Long hours on-site may require extended periods of standing and walking.
  • Dexterity & Hand-Eye Coordination – Required for using computers, tablets, measuring tools, and other construction-related equipment.
  • Driving to Job Sites – Frequent travel to and from project locations, requiring prolonged sitting and alertness while driving, valid driver’s license required.
  • Emergency Response & Physical Readiness – Being able to respond quickly to site emergencies, alarms, equipment signals, verbal instructions, accidents, or urgent issues.
  • Exposure to Construction Environment – Working around loud noise, dust, heavy machinery, and varying weather conditions.
  • Site Visits & Inspections – Regularly walking, standing, and moving around construction sites, sometimes on uneven terrain or in extreme weather conditions.
  • Use of PPE (Personal Protective Equipment) – Required if onsite (Hard hat, reflective vests, protective eyeglasses, closed-toed shoes, etc.).

This position has an annual salary range of $120,000 – $175,000. The actual salary will be determined based on a variety of factors, including your skills, qualifications, and experience. Salary ranges are subject to change and may be adjusted in the future.
