Job description

DBI Projects is seeking to bring on a Project Manager to lead capital improvement (CapEx) projects for cooperatives, condominiums, and affordable housing developments across New York City. This role is focused on managing building-wide capital work from planning through closeout, serving as the day-to-day point of contact for shareholders, boards of directors, property managers, and the full project team. The position may be structured with dedicated part-time to full-time on-site presence supporting HDC/HPD projects with affordable components, including Mitchell-Lama developments. DBI values an individual with the drive to work hard, who is highly motivated, and who is not afraid to take on assignments and endeavors while implementing a results-driven attitude. Exceptional interpersonal skills and the ability to build trust across a wide range of stakeholders are essential.

Required Experience & Skill

Project Managers are the core team members of any DBI project. Day-to-day responsibilities include client interaction, project team coordination, contractor and schedule management, budget management, and other project-related activities to ensure successful and timely completion of the project. The Project Manager will report to DBI Principals, Project Executives, and/or Senior Project Managers.

Prospective applicants should have 5-8 years of experience in architecture, construction management, or related practices, with direct experience delivering capital projects in the coop/condo and/or affordable housing space. Familiarity with the public agency landscape in NYC is critical.

This experience should include direct involvement in:

  • Managing CapEx projects for coops, condos, and multifamily/affordable housing (Mitchell-Lama, HDC/HPD-regulated) properties
  • Serving as a confident liaison among shareholders, clients, property managers, contractors, vendors, boards of directors, and other stakeholders - including leading group meetings and delivering presentations to boards and residents
  • FISP/Local Law 11 façade cycles and broader Local Law compliance (e.g., LL97, LL152, LL126)
  • Navigating NYC public agency processes, including DOB and HDC/HPD filings, approvals, inspections, and the associated reporting requirements
  • Owning all project controls - budgeting, scheduling, procurement, change management, invoicing, and reporting
  • Site supervision and construction administration
  • Coordinating between or with A/E teams and contractors
Key capabilities include:
  • Proficiency in MS Office (Word, Outlook, PowerPoint, and Excel)
  • Adobe Creative Suite (InDesign, Illustrator, and Photoshop)
  • Knowledge of AutoCAD and Bluebeam
  • Construction scheduling programs such as MS Project

Applicants should have strong written and verbal communication skills and be prepared to be an active team participant for both internal and external tasks, and to represent DBI professionally in front of boards, agencies, and residents.

Location:

This position is based in our New York City office, with the potential for a part-time to full-time on-site assignment at HDC/HPD project locations as needed.

The salary range for this full-time role is $90-$125K per year. Ranges are determined by role and level depending on candidate’s experience and qualifications and represent a good faith effort to provide a fair and equitable salary.
