THE OPPORTUNITY

Compass Development is seeking a highly organized, proactive, and operationally driven Project Manager to lead design, construction, infrastructure, and facility work on behalf of our clients. Our project managers are trusted advisors, client advocates, and project leaders responsible for creating structure, driving accountability, solving problems, and building momentum across entire project teams.

This is an owner's-representative role focused on physical construction and the built environment. The Project Manager leads without formal authority, protects the client's interests, and coordinates the consultants, contractors, vendors, and stakeholders responsible for delivery.

The initial assignment is an unusually dynamic, fast-moving, multi-project capital program with substantial room to shape how the work gets done. Rather than stepping into a mature system, you will help establish the controls, communication rhythms, and decision-making structure that allow an evolving program to move with speed and discipline. For the right person, this is a rare opportunity to contribute to interesting, consequential projects at an early stage and grow with the program as it expands.

This role is well suited to someone who thinks like an owner and is energized by collaborative, creative problem solving. You prioritize both effectiveness and efficiency, translate easily between client stakeholders and design and construction teams, and turn ambiguity and competing perspectives into clear decisions and action.

WHAT YOU WILL OWN
  • Lead owner-side capital project workstreams from planning and design through procurement, construction, commissioning, and closeout.
  • Serve as a trusted advisor and advocate for the client, aligning scope, budget, schedule, quality, risk, and business objectives.
  • Build and maintain integrated master schedules that connect design, procurement, construction, vendor, and client milestones; identify critical-path constraints, float erosion, and recovery actions.
  • Establish and maintain project and program cost controls, including budgets, committed costs, pending changes, contingency, cash flow, percent complete, and forecasted final cost.
  • Create clear scopes and RFQ/RFP packages; manage bidder questions, proposal tracking, leveling, recommendations, award, and vendor onboarding.
  • Lead coordination and schedule-recovery meetings; turn discussions into decisions, owners, due dates, and closed actions.
  • Track design, permitting, procurement, RFI, submittal, and stakeholder decisions; remove obstacles and escalated blockers before they affect milestones.
  • Review contracts, invoices, pay applications, lien documentation, and proposed change orders for accuracy, scope alignment, progress, and contract conformance.
  • Monitor field progress, quality, budget, and schedule performance through regular site visits and project/OAC meetings.
  • Maintain the project's working source of truth: action, decision, deliverable, procurement, change, risk, issue, and correspondence records.
  • Prepare concise, proactive client and executive reporting with practical recommendations, recovery measures, and decisions needed.
  • Coordinate punch list, turnover, closeout, and final project documentation.
  • Manage several simultaneous workstreams without losing the details or the program-level view.
WHAT SUCCESS LOOKS LIKE
  • The team has one credible schedule and cost view that is current, understood, and used to make decisions.
  • Every material commitment, deliverable, decision, and action has an owner and a due date; overdue items are actively pursued and escalated.
  • Scope gaps and procurement needs are identified early, packaged clearly, and moved to award without avoidable delay.
  • Leadership receives early warning and practical recommendations, not late explanations.
  • You lead teams confidently without formal authority and protect the client's interests with professionalism, urgency, and ownership.
WHAT YOU BRING
  • Approximately 5-10 years of progressively responsible experience managing construction, design, infrastructure, industrial, or other physical capital projects.
  • Experience leading complex projects with multiple consultants, contractors, vendors, agencies, and client stakeholders.
  • Demonstrated experience personally managing detailed schedules, budgets, cost forecasts, action registers, procurement logs, and executive reporting.
  • Working knowledge of design and construction workflows, contracts, RFQs/RFPs, submittals, invoices/pay applications, change management, and project documentation.
  • Strong tech focused capability in project management software and modern collaboration/document-management systems and AI tools.
  • Exceptional organization and follow-through. You are comfortable tracking hundreds of interdependent tasks without waiting to be reminded.
  • The confidence to lead meetings, challenge assumptions respectfully, hold senior technical participants accountable, and elevate when necessary.
  • Clear written and verbal communication, sound judgment, and the ability to translate complex technical activity into an actionable management plan.
  • Bachelor's degree in construction management, civil engineering, architecture, or a related built-environment field, or equivalent relevant experience.
  • Ability to travel up to 50% and work effectively in office, field, and remote-team settings.
HELPFUL, BUT NOT REQUIRED
  • Owner's representative or development management experience.
  • Experience with industrial facilities, manufacturing, data centers, site development, heavy civil, or other complex capital programs.
  • Experience with CMAR, Design-Build, or other alternative delivery methods.
  • Familiarity with Procore, Bluebeam, Smartsheet, Monday.com, or similar platforms.
  • Experience establishing project controls, improving workflows, or using AI and technology tools to improve organization and execution.
  • PMP, PMI-SP, AACE, CCM, or similar professional certification.

COMPENSATION AND EMPLOYMENT

Base salary range: $100,000-$150,000, depending on experience and qualifications. This is a full-time position employed by Compass Development. Additional compensation and benefits will be discussed during the recruiting process.
