Key Responsibilities

• Manage multiple capital expenditure projects, ensuring efficiency, quality, and cost-effectiveness.
• Conduct job walks to gather project details for accurate proposals and estimates.
• Estimate and establish project budgets and contract pricing.
• Negotiate contracts with subcontractors and suppliers.
• Develop and implement job procedures and manage material deliveries.
• Maintain project schedules to meet deadlines.
• Build and maintain relationships with owners, managers, and subcontractors.
• Ensure compliance with contract terms and specifications.
• Prepare and issue subcontract bid packages and negotiate agreements.
• Support business development efforts.
• Conduct quality control inspections.
• Assist estimating staff with bid expertise.
• Complete job close-out procedures.
• Conduct punch list walkthroughs and oversee work-in-progress evaluations.
• Ensure overall quality control of projects.

Qualifications & Skills

• Proven experience managing multifamily construction projects valued at $1M+.
• Experience in estimating, budgeting, and quantity take-offs is desirable.
• Strong understanding of multifamily construction scopes.
• Excellent communication skills.
• Strong organizational and time management skills.
• Analytical and problem-solving abilities.
• Leadership and supervisory skills.
• Ability to prioritize and delegate effectively.
• Ability to lift up to 15 pounds.
• Willingness to travel up to 50% for site visits.
