Pillar Construction Inc. in Houston, TX is seeking a Project Manager for Building Envelope to lead coordination, budgeting, scheduling, and procurement on exterior façade projects.

You will manage contracts, submittals, safety programs, and client communications, partnering with the Project Executive to optimize cash flow and ensure on-time, on-budget delivery. 3 years of construction experience is required.

Qualifications

  • High school diploma required; college degree preferred in construction/engineering/business.
  • 3 years' relevant construction experience in a similar role; exterior façade experience preferred.
  • Strong analytical, detail-oriented, and communication skills; able to work under pressure.
  • Proficiency with MS Office; familiarity with Bluebeam, Quickbid, OST software; CAD is a plus.

Responsibilities

  • Order material, prepare purchase orders, track and verify material deliveries; maintain stock inventory.
  • Obtain product data submittals, MSDS, and related information; follow up to completion.
  • Review contracts, plans, shop drawings, specs; develop master plan and project schedule.
  • Verify or retake-off estimates; prepare working budget based on scope, quantities, and rates.
  • Obtain/pricing materials, write subcontracts and purchase orders; manage quantities and schedule.
  • Generate and track submittals, RFIs; ensure timely responses.
  • Coordinate Kick-Off/Start meetings; communicate scope, goals, and plan to team.
  • Coordinate mobilization, site setup, and utilities; maintain project file organization.

Project Manager - Building Envelope

  • Order material, prepare purchase orders, track and verify material deliveries. Maintain stock material inventory.
  • Obtain required product data submittal information, MSDS and other information. Monitor the status of requests and follow up until complete.
  • Review contracts, plans, shop drawings and specifications, fully understand scope, terms and conditions, and project schedule. Develop master plan using Action Lists, schedules and job cost to set goals and direction for the project.
  • Verify or retake-off estimates to prepare a working budget for the project based on value engineering, actual construction methods, actual quantities and estimated production rates specific to the project.
  • Obtain or verify pricing of materials, write and execute subcontracts, purchase agreements and purchase orders based on specific quantities, scope, and schedule.
  • Generate and track requests for submittals, RFIs, etc. Ensure responses are received and processed completely.
  • Coordinate Kick-Off and/or Job Start meeting. Communicate project scope, goals and game plan to the Project Team.
  • Coordinate mobilization, trailer and utilities, file set-up.
Project Coordination and Execution
  • Obtain, verify, and modify, as required, the General Contractor's schedule confirming durations and sequencing of project.
  • Prepare project schedule using an approved scheduling tool.
  • Prepare safety plan and implement safety program onsite with the Safety Manager and/or Site Safety lead.
  • Keep Operations Manager, General Superintendent and others informed of status, issues, and action plans.
  • Prepare and maintain a weekly project status letter to the General Contractor informing them of potential upcoming issues/delays, as required.
Field Production:
  • Procure required equipment and tools, coordinate with and support the Foreman in maintaining accountability for tools and equipment.
  • Ensure that material deliveries support the construction schedule.
  • Monitor materials, means and methods to achieve high productivity.
  • Set-up job with Administration, review all contract provisions and identify any risks.
  • Prepare budget and submit to Project Executive for approval. Work with upper management to optimize cash flow for the project, project billings and expenses for the duration of the project.
  • Prepare and price EWAs and scope changes. Submit change orders to customers and follow-up through receipt of executed documents.
  • Analyze job cost reports weekly to ensure accuracy. Identify and correct problems in execution or reporting. Ensure that contract status , budget and percentage of completion are in alignment forecasting an accurate projected cost at completion.
  • Prepare the schedule of values, prepare requisitions for billing in coordination with Administration and Management.
  • Maximize gross profit margins, timely billings and collections.
  • Approve payment of supplier and subcontractor draws. Maintain monthly status of open purchase order commitments, including EWAs issued to subcontractors in the field, subcontracts, purchase agreements and equipment status.
Customer:
  • Meet with customers, as required. Communicate and resolve issues.
  • Manage each customer's project "no matter the size" with the highest level of respect for the customer's requirements.
  • Maintain relations with prior customers and prospects.
  • Promote Pillar in the marketplace to customers, prospects, suppliers and prospective employees.
Qualifications:
  • Education: High school diploma required. College degree in Construction, Engineering, or Business preferred.
  • Experience: 3 years' relevant experience in construction industry in a similar role. Sub-contractor experience with Exterior façade is preferred.
  • Skills: Well developed analytic and conceptual skills. High attention to detail, aptitude for learning new things and must be able to work under pressure.
  • Communication: Must be able to read, write and speak English fluently. Ability to communicate effectively and positively with customers, vendors, and employees.
  • Computer: Proficient with MS Office (Word, Excel, Outlook). Experience with Bluebeam, Quickbid, and OST software, CAD experience is a plus.
