Job summary

Job description

We are seeking an experienced Project Manager to manage curtain wall, storefront, glazing, and architectural metal projects throughout New York City.

This is a hands-on project management position responsible for the successful execution of assigned projects from contract award through final closeout, including GC/CM coordination, scheduling, submittals, procurement, field coordination, change management, and financial performance.

The Project Manager will work closely with internal project teams, field supervision, general contractors, design teams, vendors, and subcontractors to ensure projects are completed safely, on schedule, within budget, and in accordance with contract requirements.

Key Responsibilities

• Manage assigned architectural metal and glass projects from award through closeout
• Serve as a primary day-to-day point of contact with GCs/CMs, architects, consultants, vendors, and subcontractors
• Develop and maintain project schedules, milestones, and deliverables
• Manage shop drawings, submittals, RFIs, approvals, and design coordination
• Coordinate material procurement, long-lead items, fabrication, and deliveries
• Coordinate with field supervision on manpower, logistics, sequencing, installation, and progress
• Review drawings, specifications, contracts, and scope requirements
• Identify, price, submit, negotiate, and track change orders
• Monitor project costs, labor, purchasing, billing, forecasting, and overall project profitability
• Track project progress and proactively identify schedule, cost, procurement, design, and field risks
• Participate in project meetings and maintain clear communication with all project stakeholders
• Coordinate punch list, turnover documentation, final billing, and project closeout
• Provide direction and support to Assistant Project Managers and other project team members as assigned

Required Experience and Qualifications

• Minimum 5-7 years of relevant project management experience
• Direct experience within the commercial glazing, curtain wall, storefront, architectural metal, or exterior facade industry
• Experience managing commercial construction projects through multiple phases of the project lifecycle
• Strong working knowledge of curtain wall, storefront, glass/glazing, entrance systems, and architectural metals
• Strong understanding of construction drawings, specifications, contracts, schedules, and submittals
• Experience with project financials, cost tracking, forecasting, change orders, and billing
• Experience coordinating procurement, fabrication, deliveries, and field installation
• Strong communication, organizational, and problem-solving skills
• Ability to effectively coordinate with GC/CM project teams, architects, consultants, vendors, subcontractors, and field personnel
• Ability to manage multiple priorities and maintain accountability for project deadlines
• Ability to work between the office and active NYC construction sites

Candidate Profile

• We are looking for an experienced Project Manager with a minimum of 5-7 years of relevant industry experience who can independently manage assigned projects while working closely with senior management and the broader project team.
• The successful candidate should be comfortable managing GC/CM relationships, coordinating drawings and submittals, overseeing procurement, resolving field issues, managing change orders, and maintaining control of project costs and schedules.
• Industry-specific experience is essential. Candidates should have direct experience with curtain wall, storefront, glazing, architectural metal, or comparable exterior facade systems, rather than solely general construction project management experience.
