Project Manager
Company Overview
BSD Property delivers complex heavy civil and infrastructure projects, including transportation, bridge, highway, drainage, utility, site, and water-resource work. Our projects often involve challenging environments with active traffic, rail operations, major infrastructure, and intricate field coordination.
We combine strong field execution with disciplined project management to deliver safe, high-quality projects on time and on budget. Project Managers at BSD Property are trusted leaders who have real responsibility for how work is planned, coordinated, and delivered.
The Opportunity
BSD Property is seeking an experienced Project Manager to lead heavy civil construction projects from initial planning through final closeout. You will take full ownership for project performance, working closely with Superintendents, Project Engineers, subcontractors, suppliers, owners, and agencies.
This role is for someone who wants to be out in front of issues--understanding what is happening in the field, knowing where the project is headed, recognizing problems before they become expensive, and keeping the entire team moving toward the same objective.
What You'll Do
- Lead assigned heavy civil projects from award through closeout, including buyout, procurement, execution, change management, and final documentation.
- Establish and maintain project budgets, cost controls, forecasts, and monthly cost reporting, tying field production to financial performance.
- Develop and maintain realistic project schedules with the Superintendent and Project Engineer, adjusting plans as conditions and priorities change.
- Prepare, negotiate, and process change orders, work directives, subcontractor agreements, RFIs, and related contract documentation.
- Coordinate subcontractors, suppliers, and material deliveries with the planned sequence of field work to keep crews productive and on schedule.
- Review drawings, specifications, submittals, and contract requirements to identify conflicts, resolve design questions, and manage issues affecting execution.
- Lead project meetings with owners, agencies, subcontractors, and internal teams, ensuring decisions are made and action items are completed.
- Work with field teams on resource planning, permitting, utility coordination, constructability, and changing site conditions.
- Oversee quality documentation, as-builts, pay estimates, and project records to meet contractual and agency requirements.
- Direct and develop Project Engineers, helping build a strong, accountable project team and maintaining clear communication between office and field.
What Success Looks Like
- Within the first 6-12 months, you consistently deliver projects that meet or exceed safety, quality, schedule, and cost targets while maintaining strong relationships with owners and agencies.
- Project costs, forecasts, and production data are accurate, up to date, and clearly linked to what is happening in the field, enabling timely corrective action.
- Potential issues with design, schedule, utilities, traffic, or site conditions are identified early, communicated clearly, and addressed before they become major problems.
- Project meetings are focused and productive, with clear next steps and follow-through that keep the team aligned on priorities and milestones.
- Project Engineers and other team members are growing under your direction, taking on more responsibility and contributing to a high-performing project culture.
What We're Looking For
- 5-10 years of construction project management or project engineering experience, preferably in heavy civil, DOT, municipal, or comparable infrastructure work.
- A strong understanding of heavy civil construction methods, including earthwork, drainage, structures, and utilities, and how they connect to costs and schedules.
- Proven experience managing project budgets, forecasting, contract administration, change orders, and schedules using modern tools and software.
- Ability to read and interpret construction drawings, specifications, and contract documents, and to resolve conflicts in a practical way.
- Ownership mindset: you anticipate problems, make decisions confidently, follow through on commitments, and keep perspective on the entire project.
- Clear, direct, and professional communication skills with field personnel, owners, subcontractors, suppliers, and internal stakeholders.
- Strong organizational skills and the ability to prioritize when multiple issues demand attention in a changing construction environment.
- Bachelor's degree in Civil Engineering, Construction Management, or a related field, or equivalent construction experience.
