Job summary

Centurion Selection is seeking a results-driven Project Manager to lead complex construction initiatives from pre-bid through closeout. You will review contract documents, develop budgets, and drive the subcontractor buyout to protect margins and schedule.

You will serve as the primary liaison with owners, design teams, and authorities, manage change orders, permits, submittals, and commissioning, and mentor junior team members while upholding safety and quality standards.

Responsibilities

  • Review contract documents, drawings, and specifications to identify scope gaps, constructability issues, and design conflicts prior to buyout.
  • Develop and manage the project budget, converting the estimate into a working cost model with defined cost codes.
  • Lead the subcontractor buyout: prepare bid packages, level bids, negotiate scope and price, and issue subcontracts and purchase orders.
  • Establish the project execution plan, including logistics, phasing, procurement strategy, and long-lead item tracking.
  • Support the estimating team on hard bid, GMP, and design-build pursuits, including participation in interviews.
  • Own project profitability. Prepare and present monthly cost reports, projections, and margin forecasts to leadership.
  • Manage the change order process end to end — identify changes, price them, negotiate with the owner and design team, and issue subcontractor change orders.
  • Prepare and submit monthly owner requisitions (AIA G702/G703), review subcontractor pay applications, and manage lien waivers and retainage.
  • Track and defend against claims for delay, acceleration, and unforeseen conditions.
  • Develop, maintain, and update the CPM project schedule in coordination with the Superintendent; identify critical path risks and drive recovery plans.
  • Run coordination between trades, including MEP coordination and BIM/clash detection where applicable.
  • Manage submittals, RFIs, and shop drawing review to keep procurement ahead of the field.
  • Partner daily with the Superintendent on manpower, sequencing, site logistics, and production rates.
  • Serve as the primary point of contact for the owner, architect, and engineers; lead OAC meetings and issue meeting minutes.
  • Manage permitting, inspections, and coordination with local building departments and utility providers.
  • Communicate issues early and with a proposed solution — protect the client relationship and the company's position simultaneously.
  • Enforce the project quality program, including mockups, pre-installation meetings, and inspection/test plans.
  • Support the site safety program in partnership with the Superintendent and safety team; participate in incident review.
  • Drive closeout: punch list completion, commissioning, O&M manuals, as-builts, warranties, certificate of occupancy, and final billing.
  • Supervise, mentor, and develop Assistant Project Managers, Project Engineers, and Project Coordinators.
  • Coordinate resources across the project team and hold team members accountable to deliverables.
