PRIMARY FUNCTION: The Project Manager is responsible for providing project management expertise. Project Managers within Facilities Management develop facility projects, both renovation and new construction, to support the Capital Improvement Program, from the initiation stage through planning, design and construction. The Project Manager manages and coordinates the activities of a designated project with a specific timeframe and funding amount to ensure that goals or objectives of the project are accomplished within specified schedule and budget parameters.

SALARY SCHEDULE: A-4
WORK DAYS: 250
REQUIREMENTS:
Bachelor's degree from an accredited college or university with a degree in Construction, Project Management, Engineering, or Computer Science or related field.
Preferred: Master’s Degree from an accredited college or university with a degree om Construction, Project Management, Engineering, Business, Computer Science or related field.
Experience, Skill, and Certification:
• Minimum of 2 years related practical experience in the project management. Previous commercial or public project management experience
• Strong analytical and problem-solving skills. Must be organized, have the ability to plan, coordinate and supervise projects from conception to end.
• Capable of applying intensive and diversified knowledge of principles and practices to building and construction projects.
• Excellent written & verbal communication skills.
• Ability to communicate ideas and be persuasive. Must be capable of devising new approaches to problems encountered.
• Ability to get Project Management Professional Certification.
• Eligible for educational support license.
• Eligible for Georgia Professional Standards Support Certificate.
• Valid State Driver’s License.
Preferred:
• Experience in a comparable urban school district.
• Previous K-12 facility design experience.
• Experience with site evaluations including those required for GA Department of Education site approval.
• Experience with GA Department of Education funding mechanisms and procedures.
• Experience in both public and private sectors.
• Management of major construction projects.
• Project Management Professional Certification
Duties and Responsibilities:
1. Develops conceptual plans and budgets for facilities projects to support fiscal decision-making.
2. Coordinates with proponent groups and building committees to facilitate rational facility planning, budgeting, and scheduling.
3. Develops planning documents for initiation of projects to gain approval at GA DOE level.
4. Prepares requests for proposal and conducts all necessary meetings to facilitate hiring architectural and construction management services.
5. Monitor or assist other Department Project Managers in monitoring the progress and quality of work in the field, and in ensuring that work performed is in compliance with contract requirements. Prepare job-site visits and photo-supported field reports. Ensure completion of all project closeout requirements by all parties.
6. Coordinates all parties involved in the planning, design, and construction process by assigning tasks and providing guidance for specific functions. - Develops and maintains facility project budgets.
7. Conducts pre-construction meetings, reviews bids, and recommends award of contract.
8. Prepares construction contracts and monitors their execution and distribution.
9. Prepares contract change orders and monitors their execution.
10. Assure compliance with District policies, goals, and procedures in all functional areas of responsibility.
11. Reviews contract plans and specifications for compliance with appropriate building codes and project requirements.
12. Perform other duties as necessary for the effectiveness of the organization.
TERMS OF EMPLOYMENT
Incumbents will be considered “at will.” Appropriate pay will be determined based on the Grade as determined by Human Resources and allowable experience. The work calendar will be 250 days. (A-4) Exempt revised 06-2023
