Timeline Design+Build is seeking a Project Manager to lead residential design-build projects from preconstruction through closeout in the Silicon Valley area. You will be accountable for financial performance, client communication, team coordination, change management, and overall project execution.

You will own budgets, forecasts, and cost control, and ensure alignment of design, estimating, procurement, and field teams.

Overview

The Project Manager leads residential design-build projects from preconstruction through closeout, with accountability for financial performance, client communication, team coordination, change management, and overall project execution.

Key Responsibilities
  • Project Financial Leadership
  • Own project budgets, forecasting, and cost control.
  • Maintain accurate financial oversight from launch through closeout.
  • Develop and manage budgets, forecasts, and job cost reporting.
  • Monitor committed costs, labor, subcontractor spending, and contingency usage.
  • Identify risks early and take corrective action to protect margin.

  • Project meets or exceeds target gross profit.
  • Forecast is accurate and current.
  • Costs, commitments, and contingency are controlled.
  • Financial risks are identified and addressed early.
  • Client is aware of current financial standing.

  • Align design intent with field execution.

  • Prepare and present change order pricing; secure approvals as required.Maintain organized documentation and protect project margin.

Required Skills & Abilities
  • Strong knowledge of residential building codes and ability to interpret architectural and engineering plans
  • Excellent written and verbal communication skills
  • Strong collaboration skills with clients, team members, and trade partners
  • Proficiency in Microsoft Office; Buildertrend, PlanGrid, or Bluebeam experience preferred
Education & Experience
  • Degree in architecture, engineering, construction management, or a related field preferred
  • 5+ years of project management or direct supervision experience; high-end residential experience in the San Francisco Bay Area strongly preferred
Physical Requirements
  • Ability to work safely on active construction sites in varied conditions
  • Ability to climb ladders and navigate stairs throughout all stages of construction
