Job summary

Kaufman Homes Inc. in Oregon seeks a Residential Construction Project Manager to oversee multiple custom home projects, ensure quality, safety, and budget adherence.

Qualifications

  • Ability to frequently walk job sites, including uneven terrain, stairs, and active construction areas.

Job description

The Residential Construction Project Manager ensures projects are executed efficiently, within budget, and according to quality standards. The Residential Construction Project Manager will coordinate and communicate with various stakeholders, manage resources, and ensure compliance with regulations and safety protocols.

QUALIFICATIONS & PHYSICAL REQUIREMENTS:
  • Strong knowledge of residential construction processes, building codes, and regulations.
  • Degree in Construction Management, Engineering, or related field. Experience as a Project Manager, specifically in residential construction projects, may substitute for a degree.
  • Excellent project management skills, including budgeting, scheduling, and resource management.
  • Proficiency in construction project management software and tools.
  • Strong communication, and problem-solving abilities.
  • Attention to detail and ability to manage multiple projects simultaneously.
  • Leadership skills to effectively manage teams and stakeholders.
  • Knowledge of safety protocols and regulations in residential construction.
  • Must possess a satisfactory driving record and meet insurance criteria.
  • Adherence to maintaining a substance free work environment.
  • Ability to frequently walk job sites, including uneven terrain, stairs, and active construction areas.
  • Ability to stand, walk, and move for extended periods during site visits and inspections.
  • Ability to occasionally climb ladders, scaffolding, or navigate multi-level structures under construction.
  • Ability to lift and carry up to 25–50 pounds on an occasional basis (e.g., plans, materials, equipment).
  • Ability to bend, kneel, crouch, and reach as needed to inspect work or access various areas of a job site.
  • Ability to operate a motor vehicle and travel regularly between job sites, offices, and meetings.
  • Ability to work outdoors in varying weather conditions, including heat, cold, rain, and dust.
  • Visual acuity to read plans, blueprints, and technical documents, and to identify construction defects or safety concerns.
  • Hearing and verbal ability to effectively communicate with team members, clients, and subcontractors in both office and field environments.
  • Ability to use standard office equipment (computer, phone, tablet) for extended periods.
  • Ability to safely navigate active construction environments while adhering to all safety protocols and use of required personal protective equipment (PPE).

DUTIES & RESPONSIBILITIES:
Project Planning and Execution
  • Knowledge of project plans, including timelines, budgets, and resource allocation. Will budget for change orders.
  • Adhere to specifications and obtain prior approval from sales manager prior to implementing any change.
  • Coordinate with stakeholders to define project goals, objectives, and deliverables.
  • Ensure projects are executed efficiently, within budget, and according to quality standards.
  • Manage project risks and proactively address any issues or challenges that arise.
Stakeholder Communication and Coordination
  • Serve as the primary point of contact for clients, subcontractors, suppliers, and other project stakeholders.
  • Communicate project updates, progress, and any changes to ensure all parties are well-informed.
  • Coordinate with subcontractors, suppliers, and vendors to ensure timely delivery of materials and services.
  • Foster positive relationships with stakeholders and ensure client satisfaction throughout the project.
Resource Management
  • Identify and allocate the necessary resources, including labor, materials, and equipment, for each project.
  • Supervise and coordinate employees and subcontractors, ensuring their work aligns with project specifications and quality standards.
  • Monitor and control project costs, including the review and approval of vendor bills and change orders. Communicate with client and obtain signature prior to completing work.
  • Efficiently manage multiple projects simultaneously, ensuring optimal resource utilization.
  • Develop and uphold a well-organized timeframe to meet move-in deadline. Inform the client promptly about any adjustments to the schedule or if progress is on track.
Quality Assurance and Compliance
  • Conduct regular site visits and inspections to ensure work is progressing according to plans, specifications, and quality standards.
  • Resolve any quality issues or deficiencies that arise during the construction process.
  • Ensure compliance with building codes, regulations, and safety protocols.
  • Maintain up-to-date project documentation, including contracts, permits, drawings, and reports.
Leadership and Team Management
  • Provide guidance, support, training, and direction to applicable team members, i.e., employees, subcontractors, architects, owners, and owners’ representative throughout each project.
  • Foster a positive and collaborative work environment, promoting teamwork and professional development.
  • Effectively manage and resolve conflicts or issues that may arise within the project team.
  • Demonstrate strong leadership skills in motivating and coordinating teams and stakeholders.
  • Support local team leadership by promoting accountability and clear expectations. Provide consistent direction and serve as a point of coordination for team members in the Central Oregon region.
  • Collaborate and act as a team player across the entire company rather than focusing solely on a single project. Foster effective communication and successful outcomes.
