Project Manager — Commercial Roofing
Overview
We're looking for a Project Manager to run commercial roofing projects from award through closeout. You'll own the schedule, the budget, the crews, and the customer relationship on every job assigned to you. This includes new construction, re-roofs, tear-offs, and repairs across Arizona — schools, warehouses, retail, healthcare, and multifamily.
This is a field-and-office role. You'll be on roofs and in preconstruction meetings in the same week.
Duties
- Take handoff from the estimator and own the job from there: verify scope, quantities, and specified assembly against the bid before ordering anything.
- Build and maintain project schedules, coordinating material lead times, crew availability, and GC milestones.
- Order materials and equipment, track deliveries, and manage staging and rooftop loading.
- Manage job budgets — track labor hours, material costs, and change orders against the estimate, and flag variances early.
- Write and submit change order requests with backup documentation.
- Run submittals, RFIs, and closeout documents through Procore, Bluebeam, or the GC's platform of choice.
- Coordinate manufacturer inspections and secure NDL/system warranties at completion (Carlisle, Duro-Last, GAF, Johns Manville, Versico, Sika, or equivalent).
- Enforce safety on site: fall protection, hot work permits, heat illness prevention, and OSHA 1926 compliance.
- Read plans and specs — roof plans, details, Division 07 specs — and identify conflicts before the crew hits them.
- Coordinate with GCs, owners, building engineers, and other trades on access, tie-ins, penetrations, and sequencing.
- Manage foremen and crews; conduct progress walks, punch lists, and quality checks against manufacturer details.
- Manage subcontractors (sheet metal, crane, electrical disconnects, coatings) including scope, schedule, and invoicing.
- Handle weather-driven schedule changes and temporary dry-in decisions.
- Report project status, risks, and forecast to leadership.
Qualifications
- Experience managing commercial roofing projects, or comparable construction PM experience with a demonstrated willingness to learn roofing systems fast.
- Working knowledge of single-ply (TPO, PVC, EPDM), modified bitumen, built-up, SPF, coatings, and standing seam metal — installation methods, attachment, and common failure points.
- Ability to read and interpret roof plans, details, and specifications.
- Proficiency with Procore, Bluebeam, and Microsoft Office (Excel in particular).
- Understanding of construction contracts, billing (AIA G702/G703), lien waivers, and pay applications.
- Familiarity with OSHA fall protection requirements and the ability to run a safe site in Arizona summer conditions.
- Strong organization — you'll run multiple jobs at once at different stages.
- Valid driver's license and clean driving record.
- Bilingual English/Spanish is a plus.
- Pay: $80,000.00 - $100,000.00 per year
