Job summary

Diamond Peak Recruiting seeks an experienced Project Manager to lead commercial tenant improvement (TI) projects in the Phoenix area. You will oversee projects from preconstruction through closeout, serving as the primary contact for clients, architects, subcontractors and internal teams.

The role requires 3+ years in commercial construction PM, strong TI experience, and proficiency with MS Office, MS Project, Bluebeam, and Procore. Travel within the Phoenix area is expected.

Qualifications

  • 3+ years of project management experience in commercial construction.
  • 3+ years managing commercial TI projects.
  • Strong understanding of commercial interiors, office, retail, healthcare, industrial renovations.
  • Experience managing projects from $250K to $10M.
  • Proficiency with construction management software.

Responsibilities

  • Manage multiple TI projects from contract award through completion.
  • Develop and maintain budgets, schedules, procurement plans, and forecasting.
  • Coordinate with owners, architects, engineers, landlords, and subcontractors.
  • Lead preconstruction planning, subcontractor buyout, and contract administration.
  • Review drawings and documents to identify scope gaps and risks.
  • Monitor progress and resolve scheduling, quality, and budget issues.
  • Conduct regular project meetings with clients, field staff, and subcontractors.
  • Oversee change orders, RFIs, submittals, and project documentation.
  • Collaborate with Superintendents to ensure quality field operations.
  • Ensure compliance with OSHA and local codes; prepare monthly cost reports.
  • Manage closeout, punch lists, warranties, and final turnover.

About the Opportunity

Our client is seeking an experienced Project Manager to lead commercial tenant improvement (TI) projects throughout the Phoenix metropolitan area. This role is ideal for a construction professional who thrives in a fast-paced environment, excels at building relationships, and has a proven track record of delivering projects safely, on schedule, within budget, and to the highest quality standards.

The Project Manager will oversee projects from preconstruction through closeout, serving as the primary point of contact for clients, architects, subcontractors, and internal teams.

Key Responsibilities
  • Manage multiple commercial TI projects simultaneously, from contract award through project completion.
  • Develop and maintain project budgets, schedules, procurement plans, and forecasting.
  • Coordinate with owners, architects, engineers, landlords, and subcontractors to ensure successful project execution.
  • Lead preconstruction planning, subcontractor buyout, and contract administration.
  • Review drawings, specifications, and project documents to identify scope gaps and potential risks.
  • Monitor project progress and proactively resolve scheduling, quality, and budget issues.
  • Conduct regular project meetings with clients, field staff, and subcontractors.
  • Oversee change order management, requests for information (RFIs), submittals, and project documentation.
  • Collaborate closely with Superintendents to ensure safe, efficient, and high-quality field operations.
  • Ensure compliance with OSHA safety standards, local building codes, and company policies.
  • Prepare monthly cost reports, project forecasts, and executive updates.
  • Manage project closeout, including punch lists, warranties, as-built documentation, and final turnover.
Qualifications
Required
  • 3+ years of project management experience in commercial construction.
  • 3+ years managing commercial tenant improvement (TI) projects.
  • Strong understanding of commercial interiors, office, retail, healthcare, industrial office, or corporate renovation projects.
  • Experience managing projects ranging from approximately $250K to $10M.
  • Proficiency with Microsoft Office Suite, Microsoft Project, Bluebeam, Procore, or similar construction management software.
  • Strong knowledge of construction contracts, scheduling, budgeting, and cost control.
  • Excellent communication, leadership, negotiation, and organizational skills.
  • Ability to successfully manage multiple projects in a fast-paced environment.
  • Valid driver's license with the ability to travel to project sites throughout the Phoenix area.
Preferred
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • OSHA 30 certification.
  • Experience with Design-Build and negotiated commercial projects.
  • Knowledge of Arizona building codes and permitting processes.
