Job Summary

The Demolition Project Manager is responsible for managing all aspects of structural and selective demolition projects from award through closeout. This includes contract administration, scheduling, cost control, subcontractor management, and coordination with field operations. This role requires a strong understanding of demolition means and methods, project sequencing, and site logistics. The Project Manager works closely with Superintendents and field teams to plan and execute work safely, efficiently, and in alignment with project requirements.

Duties and Responsibilities
  • Review contract documents, drawings, and site conditions to confirm project scope, constraints, and demolition requirements
  • Develop and manage project plans, including sequencing, access, equipment utilization, and site logistics
  • Prepare and manage project budgets, cost codes, and cost-to-complete forecasts throughout the project lifecycle
  • Coordinate closely with Superintendents to align field execution, manpower, equipment, and daily operations
  • Oversee subcontractors and suppliers to ensure work is performed in accordance with contract requirements, schedule, and safety standards
  • Manage RFIs, submittals, permits, utility coordination, and engineering requirements specific to demolition activities
  • Issue purchase orders, subcontracts, change orders, and contract amendments
  • Track production, costs, and quantities to ensure alignment with estimate assumptions and project goals
  • Prepare monthly billings, forecasts, and cost reports
  • Perform regular site visits to monitor progress, field conditions, safety compliance, and overall execution
  • Identify and address project risks related to sequencing, structural conditions, and site constraints
  • Maintain complete and accurate project documentation, including reports, schedules, and closeout materials
  • Communicate project status, risks, and key issues with internal leadership and project stakeholders
Required Skills and Abilities
  • Strong understanding of demolition sequencing, means and methods, equipment utilization, and structural considerations
  • Ability to interpret drawings, engineering details, and field conditions
  • Proficient in InEight, Vista, HCSS, Bluebeam, Clearstory, and similar construction software
  • Strong leadership, communication, and coordination skills
  • Ability to manage multiple priorities in a fast-paced, field-driven environment
  • High level of organization and attention to detail
Education and Experience
  • Degree in Construction Management or related field preferred.
  • 5–8 years of demolition project management experience.
  • Experience with structural and selective demolition operations required.
Working Conditions
  • This position is based in our Newark office and is not eligible for remote work
  • Work may be performed in an office environment, active job sites, or a combination of both depending on the role and project needs
  • Office work includes sitting, typing, and using a computer for extended periods of time
  • Field work may involve walking, standing, bending, climbing, or lifting materials up to 30 pounds
  • Job site conditions may include exposure to varying weather, noise levels, dust, and active construction environments
  • Appropriate personal protective equipment will be required when working in the field
  • This position may require travel to job sites, client meetings, or other company locations as needed
