Job summary

Skyline Restoration is seeking a Project Manager to lead full lifecycle management of projects across facade restoration, waterproofing, roofing, concrete, and interiors.   • Ability to read and interpret drawings and specifications; manage RFIs and submittals.

Responsibilities

  • Own job-cost setup, budgeting, cost-code discipline, and margin protection on assigned projects.
  • Build and maintain project schedules, track milestones, and drive recovery plans.
  • Coordinate manpower, equipment, access, logistics, and subcontractor activity with production needs.
  • Reinforce safety standards, ensure documentation, and compliance with drawings and specs.
  • Manage submittals, RFIs, permits, logs, and billing support to keep records current.
  • Serve as primary contact for owners, consultants, vendors, and subcontractors.
  • Drive punch lists, closeout documents, and turnover packages.
  • Authority to manage day-to-day decisions and escalate risks as needed.
  • Measure success by gross margin protection, timely billing, schedule adherence, and -careful documentation.

Job description

The Project Manager is the operating lead responsible for the full lifecycle management of assigned projects across Skyline Restoration’s facade restoration, waterproofing, roofing, concrete, and interior divisions. The role owns preconstruction turnover, project planning, schedule control, contract administration, job-cost performance, change order recovery, billing support, documentation, closeout, and daily coordination with field leadership. This position is expected to protect gross margin, maintain client confidence, and drive organized execution from kickoff through final completion.

Core Responsibilities
Project financial ownership

Own job-cost setup, budget alignment, cost-code discipline, committed-cost visibility, forecasting, and overall margin protection on assigned projects.

Schedule and production management

Build and maintain project schedules, sequence work logically, track milestones, identify slippage early, and drive recovery plans with field leadership and operations.

Field coordination and manpower planning

Partner with superintendents, foremen, and operations leadership to align manpower, equipment, access, logistics, and subcontractor activity with production needs and site conditions.

Safety, quality, and compliance

Reinforce Skyline safety standards, participate in incident response and corrective action, maintain required documentation, and ensure work is executed in accordance with drawings, specs, and company quality expectations.

Contract administration, change orders, and billing

Manage submittals, RFIs, meeting minutes, permits, notices, logs, correspondence, scope change pricing, monthly requisitions, and billing support so the project record stays current and recoveries are captured promptly.

Client, consultant, and vendor management

Serve as the primary project contact for owners, construction managers, consultants, vendors, and subcontractors while keeping communication timely, professional, and solutions-oriented.

Closeout and turnover

Drive punch list completion, closeout documents, final inspections, turnover packages, and lessons learned so projects finish cleanly and cash is collected promptly.

Scope and Decision Rights
  • Authority to manage day-to-day administrative and operating decisions on assigned projects, including schedule updates, documentation flow, vendor coordination, and issue escalation within approved company controls.
  • Responsibility to elevate manpower shortages, scope risk, client issues, budget pressure, delay events, and safety concerns fast enough for leadership to act before margin or schedule is materially impacted.
  • Shared decision-making with operations, field leadership, accounting, and senior management on recovery plans, subcontract strategy, major purchase commitments, change order positions, billing timing, and client-facing issue resolution.
Measure of Success
  • Gross margin protection, job-cost accuracy, and forecast reliability
  • Timely billing, approved change orders, and collection support
  • Schedule adherence, production continuity, and recovery of slippage
  • Clean documentation, contract compliance, and strong meeting discipline

Preferred Experience and Profile
  • Project management experience in facade restoration, waterproofing, roofing, concrete restoration, masonry, balconies, terraces, interiors, or related specialty construction environments.
  • Strong command of job cost, budgeting, forecasting, billing, cost-to-complete, and the operating decisions that affect margin and cash flow.
  • Able to read drawings and specifications, manage RFIs and submittals, write clear change order narratives, and maintain organized project records.
  • Comfortable leading coordination with superintendents, foremen, safety, vendors, subcontractors, consultants, and ownership-side representatives.
  • Strong field instincts, strong written communication, and the ability to keep projects moving in occupied, logistically tight, or schedule-sensitive environments; industry-earned project leadership is valued as highly as formal academic credentials.
