Summary:
Empowered Buildings is seeking an experienced Senior Project Manager to lead Building Automation System (BAS) and Controls & Automation projects from kickoff through commissioning and closeout.

Job Duties & Responsibilities:
- Manage BAS and Controls & Automation projects from project kickoff through commissioning and closeout.
- Own project schedules, budgets, procurement, documentation, and overall project performance.
- Coordinate controls engineers, programmers, field technicians, subcontractors, vendors, and customers throughout project execution.
- Review controls drawings, sequences of operation, points lists, network architecture, wiring diagrams, and equipment schedules.
- Coordinate BAS installation and integration with mechanical, electrical, and other trades.
- Conduct site visits to monitor progress, quality, field conditions, and project schedules.
- Lead project meetings and serve as the primary point of contact for customers, contractors, and other project stakeholders.
- Identify technical, schedule, scope, and field issues and drive them through resolution.
- Oversee system startup, point-to-point checkout, functional testing, commissioning, punch-list completion, and customer turnover.
- Track project financial performance and identify potential cost or schedule impacts throughout execution.
- Ensure project documentation, as-built drawings, commissioning records, and closeout requirements are completed.
- Manage multiple active projects simultaneously while maintaining strong communication and accountability across project teams.
Qualifications:
- 7+ years of project management experience in Building Automation Systems, HVAC controls, energy management systems, or a closely related field.
- Demonstrated experience independently managing BAS projects from kickoff through commissioning and closeout.
- Strong working knowledge of BACnet and BAS network architecture.
- Experience working with Niagara Framework based systems.
- Strong understanding of HVAC systems, controls, sequences of operation, and equipment integration.
- Ability to read and understand controls drawings, mechanical and electrical drawings, wiring diagrams, points lists, and sequences of operation.
- Experience coordinating controls work with mechanical, electrical, and other construction trades.
- Experience managing controls engineers, field technicians, programmers, vendors, and subcontractors.
- Strong understanding of BAS startup, troubleshooting, functional testing, and commissioning.
- Experience managing project budgets, schedules, procurement, documentation, and customer expectations.
- Strong client-facing communication, leadership, organizational, and problem-solving skills.
- Ability to manage multiple projects and priorities in a fast-paced environment.
Preferred Qualifications:
- Experience with Reliable Controls preferred; experience with Distech, Honeywell, Johnson Controls, Schneider Electric, Automated Logic, Siemens, or similar BAS platforms.
- Experience with BACnet/IP, BACnet MS/TP, Modbus, and other common building automation communication protocols.
- Experience with BAS integration and third-party equipment.
- Experience with commercial retrofit projects and controls work in occupied buildings.
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management, or a related field preferred.
- PMP, PE, CEM, or other nationally recognized industry certification is a plus.
- Familiarity with NYC construction requirements and building codes is a plus.
- Salary Range: $110,000 – $175,000 per year (depending on experience)
