Job summary

Cooper Construction is seeking an experienced Project Manager to oversee and manage multiple ongoing projects in a hands-on, on-site role. You will coordinate cross-functional teams, ensure schedules and budgets are met, and deliver high-quality results for clients.

Strong leadership and communication are essential to drive safety and efficiencies across all stages. The role requires guiding complex projects valued at high budgets, developing reports, and maintaining stakeholder satisfaction

Qualifications

  • Bachelor's or master's degree in construction, engineering, or a related field.
  • Four or more years’ field and project planning experience.
  • Ability to lead project teams of various sizes and see them through to completion.
  • Strong understanding of formal project management methodologies.
  • Experience overseeing several construction projects.

Responsibilities

  • Coordinate with cross-functional team members to ensure project requirements, deadlines, and schedules are met.
  • Conduct daily meetings with project team members to identify and resolve issues.
  • Submit project deliverables and ensure compliance with quality standards.
  • Prepare internal and external project status reports by gathering, analyzing, and summarizing relevant information.
  • Establish and execute effective project communication plans for both internal and external stakeholders.
  • Facilitate change requests and communicate impacts to project schedules and budgets.
  • Coordinate the development of user manuals, training materials, and turnover documentation.
  • Identify and develop new business opportunities with clients.
  • Obtain customer acceptance of project deliverables.
  • Manage and maintain customer satisfaction throughout the project lifecycle.
  • Provide oversight and management of project budgets.
  • Simultaneously manage at least two projects valued at $15M+ with minimal supervision.
  • Collaborate with field management to develop and implement job site safety plans.
  • Serve as the primary point of contact for the Owner’s Representative, Engineer, and Architect.
  • Partner with Pre-Construction, Operations, and Field Supervision teams to execute contract requirements, quality testing, and reporting obligations.
  • Develop staging, logistics, and phasing plans with field supervision.
  • Lead subcontractor coordination efforts.
  • Oversee project startup activities, including permits, licenses, and jobsite mobilization.
  • Facilitate subcontractor pre-construction and startup meetings.
  • Issue and administer subcontracts and purchase orders, including payments, insurance, bonds, safety compliance, and related documentation.
  • Develop and provide weekly project schedule updates and lead scheduling meetings.
  • Share responsibility for project quality control with field supervision.
  • Review, prioritize, and expedite submittals.
  • Expedite material procurement and deliveries to align with project schedules.
  • Maintain accurate quantity tracking and labor forecasting in collaboration with superintendents.
  • Review, develop, and administer subcontractor and purchase order change orders.
  • Review monthly projections, labor reports, safety documentation, and project schedules.
  • Review and approve material and equipment invoices in accordance with project budgets.
  • Prepare payment applications and ensure timely collections.
  • Coordinate with Authorities Having Jurisdiction (AHJs) regarding project reviews and inspections.
  • Attend Owner-Architect-Contractor (OAC) meetings and prepare monthly status reports.
  • Maintain project data in project management software, including status reports, projections, change orders, and RFIs.
  • Manage project closeout activities, including closeout documentation, final reporting, and final accounting.
  • Mentor, train, and develop junior staff members.
  • Conduct post-project evaluations to identify successes, lessons learned, and opportunities for improvement.

Requirements

  • Proven experience in project management.
  • Four or more years’ field and project planning experience.
  • Ability to lead project teams of various sizes and see them through to completion.
  • Strong understanding of formal project management methodologies.
  • Understanding of ERP implementation.
  • Experience overseeing several construction projects.
  • Budget management experience.
