Job Summary/Purpose

A Project Manager I is responsible for leading and managing all phases of commercial construction projects from preconstruction through closeout. This role ensures project success by overseeing planning, budgeting, scheduling, and execution in alignment with client expectations, contractual requirements, and company standards. The Project Manager develops and maintains strong client relationships, manages internal teams and subcontractors, coordinates with architects, engineers, and local authorities, and ensures timely project delivery within budget. They serve as the central point of communication across all stakeholders, exercising strategic decision-making, proactive problem-solving, and detailed project oversight to drive quality, safety, and profitability throughout the project lifecycle.

Key Responsibilities

Leadership & Team Management

  • Lead project and office personnel, focusing on skills and techniques that will ensure client expectations and the Ancoats standards for performance are met.

Client & Stakeholder Relations

  • Meet with Owners, Architects, and Engineers during preconstruction.
  • Lead the Owner, Architect, Contractor (OAC) meetings.
  • Manage all aspects of assigned projects within budgetary parameters to client’s satisfaction.
  • Maintain current client relationships.
  • Foster project opportunities through new relationships and networking.
  • Attend networking events periodically.
  • Conduct internal preconstruction meetings with internal and external teams.
  • Review Contract Documents at each design milestone for constructability and logistics.
  • Communicate/emphasize key specifications & requirements in pre-construction and pre-award meetings.
  • Coordinate Owner and local AHJ requirements with associated trade partners and other affected parties.
  • Formulate and present formal budgets and estimates to Owners, Architects, and Engineers.
  • Facilitate bidding process, from bid list creation to invite distribution, subcontractor engagement, detailed scope reviews, and bid tabulation.
  • Conduct internal preconstruction kick-off and review meetings.

Project Planning & Scheduling

  • Facilitate permit procurement with local authorities, utility companies, clients, design team, trade partners, and the Ancoats internal team.
  • Assist in the development of project schedules and provide support to superintendent(s) in management of the schedule.
  • Ensure collaboration with project stakeholders—including subcontractors—in the development of project schedules.
  • Determine need for multi-phase scheduling based on a project’s required deadlines.
  • Review project documents, create RFIs, and track in a timely manner.
  • Develop project procurement log and secure project delivery dates.
  • Communicate with design team and Owner to identify and mitigate issues with lead times in conflict with construction milestones.

Construction Management & Execution

  • Manage all aspects of assigned project within budget parameters to client’s satisfaction while maintaining good working relationships with field personnel, trade partners, architects, and clients.
  • Exercise diligence and independent judgment in making decisions on assigned projects to resolve problems and issues and come to an agreeable resolution.
  • Complete owner and trade partner contracts and purchase orders.
  • Review project documents, create RFIs and submittals, and track response timelines.
  • Assemble and submit change estimates, review subcontractor scopes, draft subcontractor change orders, and manage change estimate log.
  • Accurate and timely documentation of project issues.
  • Direct project progress meetings with Subcontractors.
  • Maintain internal job costing, pay applications, and commitment invoice approval.

  • Complete project billing and invoicing.

Quality Assurance & Safety

  • Actively assists project superintendent(s) with enforcement of site safety.
  • Resolves safety problems in a safe, practical, and cost-effective manner.
  • Identify quality issues in the field and communicate them accordingly to the responsible parties.
  • Keep current on job site work activities.

Project Closeout

  • Enforce contract close-out timelines.
  • Collect and organize closeout documents according to specification requirements.
  • Submit closeout documents to client.
  • Scheduled 10-month walkthrough.
  • Follow up to ensure all invoices are incorporated and all final change orders are completed.
  • Ensure receipt of final payment.
  • Work with internal and external teams to create punch list.
  • Work with Superintendent and responsible trade partners to close out punch list in a timely manner.

Education and/or Experience:

  • BS Degree in Construction Management or related field preferred.

Work Experience

  • Minimum of 5 years commercial construction experience with a multitude of project types.
  • Successfully perform all essential accountabilities of Project Engineer I, Project Engineer II, Assistant Project Manager I, Assistant Project Manager II positions.
  • Working knowledge of building codes and ADA laws.
  • Microsoft - Excel, Word, Outlook, and Project.
  • Procore - Project Management.
  • Project Accounting Software- SAGE.
  • Change order management, prepare change orders for approval.
  • Create and manage a construction schedule.
  • Successfully manage subcontractor preconstruction and preinstall meetings.
  • Perform project procurement.
  • Invoicing/Pay applications.
  • OSHA 30.
  • Prepare documentation for bi-weekly meetings.
  • Ability to work on several projects simultaneously.
  • Strong written and verbal communication skills.
  • Experience with construction estimating, both conceptual and unit quantification.
  • Strong negotiation and conflict resolution skills.
  • Attention to detail and strong organizational skills.
  • Ability to read various plans and specifications.
  • Ability to create and execute profit strategy.
  • Ability to build relationships with owners, architects, subcontractors, and Ancoats team.
  • Mathematical aptitude and business acumen.

Supervisory Responsibilities

Physical Demands & Work Environment

  • Sit for long periods of time.
  • Ability to communicate with others.
  • Ability to maneuver a jobsite adequately and physically.
  • Work indoors in an office, or sometimes outdoors at a construction site.
  • Often exposed to sounds, noise levels and conditions common to a commercial construction site.
  • Ability to wear protective equipment (PPE) often when touring a construction site.
  • Exposure to high and/or precarious places, wet and/or humid conditions and hot and/or cold temperatures depending on the weather.
  • Often work in buildings without heating or air conditioning, such as portable trailers or unfinished structures.
  • Regularly visit job sites in a car or truck, often using these as a traveling office.
