Job summary

North American Properties, Inc. is seeking a Project Manager to oversee all phases of commercial and industrial projects. This contract position requires coordinating with clients, consultants, and subcontractors to meet cost, schedule, and quality standards.

The role is located in the Boston, MA area as a 1099 associate. The candidate must be proactive, deadline-driven, and detail-oriented, capable of managing multiple projects and maintaining strong client relationships.

Qualifications

• 6+ years of experience in commercial and industrial construction.
• Strong understanding of construction procedures and management principles.
• Excellent organizational and time-management skills with ability to meet deadlines.
• Excellent communication and interpersonal skills with a client-focused approach.
• Security clearance and US citizenship required.

Responsibilities

• Collaborate with design consultants to determine project specifications and translate them into detailed trade scopes.
• Develop scheduling for project completion and determine resource needs.
• Prepare and track project budgets and report progress and scope/budget changes to the owner.
• Administer construction contracts and manage day-to-day operational aspects of multiple projects.
• Review submittals and ensure adherence to plans, specifications, and contractual obligations.
• Identify changes in scope and ensure appropriate actions are taken.
• Lead project meetings and delegate tasks to ensure timely completion.

Description

The Project Manager oversees all phases of commercial and industrial projects. Responsible for coordination of client Project Managers, consultants, subcontractors, material and equipment, ensuring that cost, schedule and quality standards are met.

This position is located in the Boston, MA area. This is a project - specific role. The associate will be a 1099 associate.

The ideal candidate must take initiative, assume ownership, and work collaboratively to achieve results. They will be deadline-driven and detail-oriented to prevent potential issues as work progresses.

Duties and Responsibilities

• Collaborate with design consultants to determine project specifications which are translated into clear and detailed trade scopes of work.
• Develop logical and cost-effective scheduling for project completion, determining resource needs.
• Prepare and track project budgets, reporting to owner about progress and any necessary modifications of scope, budget and schedule impacts.
• Responsible for proper administration of construction contracts.
• Manage day-to-day operational and tactical aspects of multiple construction projects.
• Review Submittals between Subcontractors/Suppliers and design team, verifying adherence to contractual obligations, plans and specifications.
• Proactively identify changes in project scope and ensure appropriate measures are taken.
• Conduct project meetings and delegate tasks to ensure timely completion of work.
• Review all project logs (RFI’s, Submittals, SCO’s) with superintendents on a regular basis.

Skills, Knowledge and Expertise

• 6+ years of experience in commercial and industrial construction, defense or aerospace.
• Understanding of construction procedures and management principles.
• Excellent organizational and time-management skills, being flexible to handle changing priorities and meet aggressive deadlines.
• Strong management skills and ability to work productively with others to foster solid client relationships.
• Adept at identifying, investigating, and quantifying project problems to propose corresponding alternatives and consequences.
• Exceptional communication and interpersonal skills with a positive focus to solve problems.
• Proficient with Microsoft Office suite (including Word, Excel, Outlook), Procore, and Adobe.
• Security Clearance. As a condition of employment, must be able to pass a background investigation (zero tolerance for felonies, misdemeanors reviewed case by case).
• Must be a US Citizen
