Project Manager - Multifamily Construction
About the Opportunity
Our client is a well-established developer/construction manager with a strong reputation for delivering high-quality multifamily, commercial, and mixed-use developments throughout Wisconsin. They are seeking an experienced Project Manager to lead a large-scale, ground-up multifamily project in the Madison area while building a long-term career with an organization that offers a strong pipeline of future work.
Position Summary
The Project Manager will have full responsibility for the successful execution of a landmark podium-style multifamily development consisting of three buildings totaling approximately 250 residential units. This is a true turnkey Project Manager role, overseeing the project from active construction through final completion while working closely with field leadership, ownership, consultants, and subcontractors.
Responsibilities
- Lead all phases of project execution from construction through closeout.
- Manage project budgets, schedules, contracts, procurement, and cost forecasting.
- Coordinate architects, engineers, ownership groups, subcontractors, and field personnel.
- Partner closely with the Superintendent to maintain project schedule, quality, and safety objectives.
- Lead owner meetings and provide regular project updates.
- Review drawings, RFIs, submittals, change orders, and project documentation.
- Identify project risks and develop proactive solutions to maintain schedule and budget.
- Ensure successful project turnover and client satisfaction.
- Ground-up podium-style multifamily development
- Two levels of underground parking utilizing cast-in-place concrete and precast construction.
- Three buildings located on the same project site in Madison, Wisconsin.
Qualifications
- 5+ years of Project Management experience with a general contractor.
- Experience managing ground-up multifamily construction projects is strongly preferred.
- Experience overseeing projects from start to finish with full project ownership.
- Strong knowledge of construction scheduling, budgeting, contracts, and cost management.
- Excellent communication and leadership skills with the ability to effectively manage clients, consultants, and project teams.
- Proficiency with Procore, Microsoft Office, and construction management software.
Work Location
- Approximately 2-3 days per week on the project site in Madison.
- Approximately 2-3 days per week in the company's Milwaukee area office.
