Job summary

LeoForce is seeking an experienced Project Manager to lead multifamily and mixed-use construction projects from preconstruction through closeout.

The candidate will manage schedules, budgets, RFIs, subcontracts, and team coordination with owners, architects, engineers, and subcontractors to ensure safety, on-time delivery, and quality.

This role requires 7+ years of PM experience in commercial or multifamily construction, with proficiency in Procore, Bluebeam, and Primavera P6.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • Minimum 7+ years of project management experience in commercial or multifamily construction.
  • Experience managing mixed-use podium projects from start to finish.
  • Strong understanding of multifamily construction methods, sequencing, and building systems.
  • Experience managing project budgets exceeding $20M.
  • Thorough knowledge of construction contracts, scheduling, cost control, and risk management.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office Suite.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Ability to manage multiple stakeholders and complex project teams in a fast-paced environment.

Responsibilities

  • Manage all phases of multifamily and mixed-use construction projects, including preconstruction, procurement, construction, and closeout.
  • Develop, maintain, and monitor project schedules, budgets, and cost forecasts.
  • Lead project planning and coordination efforts with ownership groups, architects, engineers, consultants, and subcontractors.
  • Administer owner contracts, subcontracts, purchase orders, and change orders.
  • Monitor project financial performance, including job costing, forecasting, contingency management, and profitability analysis.
  • Review and approve subcontractor billings, owner pay applications, and project cost reports.
  • Oversee subcontractor compliance, including insurance requirements, contracts, lien releases, and project documentation.
  • Manage Requests for Information (RFIs), submittals, design clarifications, and document control processes.
  • Partner closely with Superintendents to ensure project milestones, quality standards, and safety objectives are achieved.
  • Identify and proactively resolve project risks, budget concerns, schedule impacts, and field issues.
  • Conduct regular project meetings and provide accurate reporting to executive leadership and ownership teams.
  • Ensure compliance with all contractual obligations, building codes, safety regulations, and jurisdictional requirements.
  • Lead project closeout activities, including punch list completion, warranty documentation, as-built drawings, and final owner turnover.

Position Summary

Our client is seeking an experienced Project Manager to lead and oversee multifamily and mixed-use construction projects from preconstruction through project completion. The ideal candidate will have extensive experience managing large-scale multifamily developments, including mixed-use podium projects, and possess a strong understanding of construction operations, project financials, scheduling, and contract administration.

The Project Manager will serve as the primary point of contact for owners, architects, consultants, subcontractors, and internal teams, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.
