Overview
PROJECT MANAGER - WORK LOCATION: LOS ANGELES, CA
Responsibilities
- Independent management of all project aspects with oversight of multiple projects in various phases simultaneously.
- Review and coordinate construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors.
- Read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity.
- Evaluate the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs.
- Develop and control project scope, budgets, and schedules.
- Review reconciliation documents timely for accuracy and ensure approval of authorized payments only.
- Monitor and coordinate construction activities with diverse project stakeholders in a fast-paced environment.
- Negotiate and prepare change orders; vet contractors on price, legal and financial ability to perform the work.
- Facilitate project team and client meetings; communicate clearly to decision-makers; adapt to project challenges and elevate issues when appropriate.
Qualifications
- Professional Experience: Minimum 5 years of project management experience with concurrent field construction experience.
- Educational Background: Degree in Architecture, Civil Engineering, Construction Management, or a related field.
- Project Mastery: Proven ability to independently manage all aspects of a project, including oversight of multiple projects in various phases simultaneously.
Technical Proficiency
- Construction Oversight: Skilled in reviewing and coordinating construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors.
- Document Review: Ability to read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity.
- Physical Assessment: Capable of evaluating the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs.
- Software: Proficiency in the Microsoft Office Suite (Word, Excel, PowerPoint).
Project & Financial Management
- Controls: Ability to develop and control project scope, budgets, and schedules.
- Financial Oversight: Expertise in reviewing reconciliation documents timely for accuracy and ensuring the approval of authorized payments only.
- Field Coordination: Experience monitoring and coordinating construction activities with diverse project stakeholders in a fast-paced environment.
- Financial Administration: Skilled in negotiating and preparing change orders.
- Responsible/Responsive Bidders: Ability to vet contractors not just on price, but on their legal and financial ability to perform the work.
Communication & Leadership
- Leadership: Strong leadership presence with the ability to facilitate project team and client meetings effectively.
- Communication: Excellent verbal and written skills, with the ability to present information clearly and concisely to decision-makers.
- Problem Solving: Ability to adapt to project challenges, recognize critical issues, and elevate them to leadership when appropriate.
Experience in the following is desirable
- Professional Certifications: Relevant industry certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or LEED AP.
- Regulatory Knowledge: Strong familiarity with ADA (Americans with Disabilities Act) standards.
- Practical experience with the County of Los Angeles Building Code and standards.
- Knowledge of Public Contract Code and CEQA (California Environmental Quality Act) requirements.
- Specialized Knowledge: Familiarity with commercial office furniture systems and major industry manufacturers.
- Audit & Transparency: Proven ability to maintain a meticulous project "paper trail" suitable for internal audits and public records standards.
