Job summary

Build Partners USA LLC in Houston seeks an experienced Project Manager to lead ground-up commercial construction. You will oversee projects ranging from $1M to $20M, including retail, restaurants, offices and medical facilities, ensuring on-time delivery and profitability.

The ideal candidate has 8+ years in project management with a general contractor, strong leadership and communication, proficiency with Procore and MS Office, and a willingness to mentor junior staff while maintaining client

Qualifications

• 8+ years' project-management experience in commercial construction.
• Experience delivering ground-up projects valued from $1M-$20M.
• Retail/restaurant/office/medical construction experience; tenant-improvement a bonus.
• Strong knowledge of preconstruction, estimating, scheduling, cost control, forecasting and closeout.
• Experience managing subcontractors, contracts, procurement, RFIs, submittals, change orders and project documentation.
• Able to manage multiple projects while maintaining client, design team and subcontractor relationships.
• Procore and MS Office proficiency; Bluebeam and scheduling software preferred.
• Strong leadership, communication, negotiation, organization and problem-solving skills.
• Based within commuting distance of Houston.

Responsibilities

• Lead day-to-day management of commercial construction projects from preconstruction through turnover.
• Own project budgets, cost reports, forecasts, billing, cash flow and profitability.
• Manage estimating handovers, subcontractor bidding, scope reviews, buyout, contracts and procurement.
• Develop and maintain master project schedules, procurement schedules and milestones.
• Coordinate field operations, subcontractors, materials, inspections and site logistics with the Superintendent.
• Manage RFIs, submittals, change orders, owner changes and drawing revisions.
• Lead meetings with owners, architects, engineers, subcontractors and internal teams.

They’re looking for a Project Manager to lead ground-up retail, restaurant, office and medical projects valued from $1M-$20M. Ground-up experience is essential, with tenant-improvement experience considered a strong advantage.

You’ll be joining a collaborative company known for its hands-on, detail-driven and solution-focused approach to project delivery, alongside a strong reputation for quality, service and lasting client relationships.

Responsibilities:

• Lead the day-to-day management of commercial construction projects from preconstruction and mobilization through turnover and closeout.
• Take ownership of project budgets, cost reports, financial forecasts, billing, cash flow, contingency and overall profitability.
• Manage estimating handovers, subcontractor bidding, scope reviews, buyout, contract negotiations and procurement.
• Develop and maintain master project schedules, procurement schedules, milestone plans and recovery strategies.
• Work closely with the Superintendent to coordinate field operations, subcontractors, manpower, materials, inspections and site logistics.
• Manage RFIs, submittals, change orders, owner changes, drawing revisions and project documentation.
• Lead owner, architect, engineer, subcontractor and internal project meetings while maintaining clear communication across the project team.
• Monitor project risks, quality, safety, schedule and financial performance, taking early action when issues arise.
• Manage multiple projects or project teams while maintaining consistent standards across delivery, reporting and client service.
• Mentor Project Managers, Assistant Project Managers and Project Engineers while supporting their development and performance.

Requirements:

• Eight+ years’ project-management experience with a commercial general contractor or Senior Project Manager experience.
• Proven experience delivering ground-up commercial projects valued from $1M-$20M.
• Retail, restaurant, office or medical construction experience, with tenant-improvement experience considered a bonus.
• Strong understanding of preconstruction, estimating, buyout, scheduling, cost control, forecasting and project closeout.
• Experience managing subcontractors, contracts, procurement, RFIs, submittals, change orders and project documentation.
• Able to manage multiple projects while maintaining strong relationships with clients, design teams and subcontractors.
• Proficiency with Procore and Microsoft Office, with Bluebeam and scheduling-software experience preferred.
• Strong leadership, communication, negotiation, organization and problem-solving skills.
• Based within commuting distance of Houston.
