The Project Manageris responsible forplanning, coordinating, and managing commercial waterproofing, façade restoration, concrete repair, and building-envelope projects from preconstruction through final closeout.

This position is accountable for project safety, financial performance, scheduling, procurement, documentation, quality, client communication, and overall project execution. The Project Manager works closely with Estimators, Operations Managers, Superintendents, Foremen, field crews, subcontractors, suppliers, consultants, engineers, property managers, and general contractors.

The ideal candidate has experience managing specialty construction projects and understands both vertical and horizontal restoration scopes, including building façades, parking garages, balconies, plaza decks, pool decks, traffic coatings, sealants, and waterproofing systems.

Key Responsibilities
Project Planning and Startup
  • Manage commercial waterproofing, façade restoration, concrete repair, and building-envelope projects from award through final completion.
  • Review project contracts, proposals, estimates, drawings, specifications, schedules, exclusions, qualifications, andscoperequirements.
  • Coordinate the transition of awarded projects fromestimating tooperations.
  • Develop project execution plans, budgets, schedules, procurement plans, and staffing requirements.
  • Identifyproject risks, access requirements, logistical challenges, long-lead materials, and critical schedule activities.
  • Conduct project kickoff meetings with internal teams and field leadership.
  • Ensure Superintendents, Foremen, and field crews understand the project scope, production expectations, schedule, safety requirements, and quality standards.
  • Coordinate required permits, submittals, product data, samples, mock-ups, warranties, and manufacturer approvals.
  • Confirm that all required contracts, certificates of insurance, purchase orders, subcontracts, and project documentation are in place before work begins.
Project Execution
  • Oversee the day-to-day management of multiple active construction projects.
  • Coordinate closely with Superintendents and Foremen regardingmanpower, production, materials, equipment, access, and jobsite conditions.
  • Maintain project schedules and communicate upcoming activities, milestones, delays, and schedule changes.
  • Ensure field teams have the approved drawings, specifications, materials, tools, equipment, and informationrequiredto perform the work.
  • Conduct regular jobsite visits to review project progress, safety, quality, productivity, organization, and client expectations.
  • Monitor work performed by field crews, subcontractors, and suppliers.
  • Coordinate projectlogistics, including deliveries, staging, site access, tenant protection, traffic control, lifts, scaffolding, rigging, and suspended access.
  • Identifyand resolve field issues that may affect safety, schedule, quality, cost, or client satisfaction.
  • Escalate significant project risks and operational concerns to the Operations Manager or General Manager.
  • Ensure projects are completed according to contract documents, manufacturer requirements, industry standards, and company quality expectations.
Financial and Job-Cost Management
  • Maintain responsibility for project budgets, costs, gross margins, billing, collections, and financial forecasting.
  • Review job-cost reports, labor costs, material expenses, subcontractor costs, equipment charges, and committed costs.
  • Update project forecasts and projected final margins accurately and consistently.
  • Identifycost overruns, productivity issues, and margin risks and develop corrective action plans.
  • Prepare andsubmitaccurate,timelyproject billings and supporting documentation.
  • Monitor accounts receivable andassistwith the collection of outstanding balances.
  • Review and approve purchase orders, subcontractor invoices, supplier invoices, expense reports, and project-related costs.
  • Ensure costs are coded accurately and assigned to the correct project and cost category.
  • Track underbilling, overbilling, retainage, approved change orders, and pending change-order exposure.
  • Participate in monthly work-in-progress and project financial review meetings.
  • Maintain complete financial documentation to support project performance and closeout.
Change Orders and Contract Administration
  • Identifyscopechanges, unforeseen conditions, delays, andadditionalwork outside the original contract.
  • Prepare, price,submit, negotiate, and track change-order proposals.
  • Ensureadditionalwork is documented and authorized beforeproceedingwhenever possible.
  • Track time-and-material work, labor hours, equipment usage, materials, and supporting field documentation.
  • Prepare and manage requests for information, submittals, notices, project correspondence, and contractual documentation.
  • Review contract requirements and ensure compliance withnoticeprovisions, schedule obligations, and documentation requirements.
  • Maintainaccuraterecords of client decisions, field directives, delays, andscopechanges.
  • Coordinate with estimating, operations, and field leadership to developaccuratechange-order pricing.
  • Ensure approved change orders are added to project budgets, schedules, billing, and forecasts.
Safety and Quality
  • Promote and enforce compliance with OSHA regulations, company safety policies, site‑specific plans, and client requirements.
  • Partner with field leadership and safety personnel to ensure work isproperly plannedand executed.
  • Verify that fall protection, scaffolding, rigging, aerial lifts, swing stages, silica controls, and respiratory‑protection requirements are addressed.
  • Ensure project teams complete required daily reports, toolbox talks, pre-task plans, and safety documentation.
  • Support incident investigations and ensure corrective actions are implemented.
  • Monitorinstallationquality and compliance with plans, specifications, approved submittals, manufacturer instructions, and company standards.
  • Coordinate mock-ups, testing, inspections, consultant reviews, and manufacturer site visits.
  • Address deficiencies promptly and ensure corrective work is completed.
  • Prevent recurring quality issues through planning, communication, and field training.
Client and Stakeholder Management
  • Serve as the primary point of contact for property owners, property managers, general contractors, consultants, engineers, architects, and other project stakeholders.
  • Establish strong professional relationships andmaintainconsistent communication throughout the project.
  • Attend preconstruction meetings, progress meetings, schedule meetings, safety meetings, and closeout meetings.
  • Provideaccurateupdatesregardingproject progress, schedule, billing, change orders, field conditions, and upcoming activities.
  • Support repeat business and referrals by delivering high-quality service andmaintainingclient satisfaction.
  • Coordinate with business development and estimating teamsregardingadditionalproject opportunities.
Project Closeout
  • Develop and manage punch-list, completion, and closeout plans.
  • Coordinate final inspections, testing, repairs, and completion of outstanding work.
  • Ensure punch-list items are completed accurately and on time.
  • Prepare andsubmitwarranties, operation andmaintenanceinformation, product data, as-built documents, and other closeout materials.
  • Obtain final client acceptance andrequiredcompletiondocumentation.
  • Coordinate final billing, retainage collection, subcontractor closeout, and supplier releases.
  • Confirm that all costs, change orders, invoices, and financial commitments are properly recorded.
  • Conduct project closeout reviews and document lessons learned.
  • Support warranty requests and post‑completion client needs.
Qualifications
  • Strong knowledge of commercial waterproofing, façade restoration, concrete repair, building-envelope construction, or related specialty contracting.
  • Ability to manage multiple active commercial construction projects simultaneously.
  • Strong understanding of project management, scheduling, procurement, cost control, documentation, and closeout.
  • Ability to read and interpret construction plans, specifications, details, contracts, proposals, andscopedocuments.
  • Knowledge of construction means and methods for both vertical and horizontal restoration projects.
  • Strong understanding of job costing, project forecasting, billing, change orders, and gross‑margin management.
  • Ability to analyze labor productivity, material usage, subcontractor performance, and project costs.
  • Strong knowledge of OSHA regulations and commercial construction safety practices.
  • Experience coordinating scaffolding, aerial lifts, rigging, swing stages, and suspended-access equipment is preferred.
  • Strong leadership, organization, communication, and problem‑solving skills.
  • Ability to manage priorities, deadlines, risks, and changing project conditions.
  • Strong negotiation and conflict‑resolution skills.
  • Ability to communicate professionally with clients, consultants, engineers, general contractors, field personnel, and internal teams.
  • Strong attention to detail and project documentation.

  • Experience with construction accounting, estimating, scheduling, and project management software preferred.
Education and Experience
  • Bachelor’s degree in construction management, engineering, architecture, business, ora relatedfield preferred.
  • Equivalent commercial construction and project management experience may be considered in place of a degree.
  • Minimum of five years of commercial construction or specialty contracting experience preferred.
  • Minimum of three years of project management experience preferred.
  • Direct experience in waterproofing, concrete repair, façade restoration, parking garage rehabilitation, or building-envelope constructionstronglypreferred.
  • Experience managing projects in occupied commercial buildings, high‑rise properties, multifamily properties, institutional facilities, and parking structures is preferred.
  • OSHA 30 certification preferred.
  • Project Management Professional certification or industry‑specific manufacturer training is a plus.
