About the Role

This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking a Project Manager who is responsible for managing residential, multifamily, mixed-use, and land development projects throughout the entire development lifecycle- from from due diligence and entitlement through design, permitting, construction, and project closeout. This role coordinates internal departments, external consultants, contractors, and public agencies to ensure projects are delivered on schedule, within budget, and in accordance with company objectives and regulatory requirements.

The Project Manager serves as the primary point of coordination for assigned projects and plays a key role in maintaining project schedules, controlling costs, mitigating risks, and facilitating communication among all stakeholders.

Key Responsibilities

Project Management

• Manage multiple real estate development projects simultaneously through all phases of development.
• Develop and maintain comprehensive project schedules, budgets, and milestone tracking.
• Coordinate project activities to ensure alignment with company goals, development timelines, and investment objectives.
• Monitor project progress and proactively identify risks, delays, and budget impacts.
• Prepare regular project status reports for executive leadership.

Due Diligence & Land Development

• Support land acquisition activities by coordinating technical due diligence, including environmental, geotechnical, utility, survey, title, and site investigations.
• Review feasibility studies and consultant reports to identify project opportunities and risks.
• Assist in evaluating site development constraints and infrastructure requirements.
• Coordinate entitlement activities, including zoning, subdivision maps, development agreements, conditional use permits, and environmental approvals.
• Manage permit application processes and coordinate with municipal agencies to secure required approvals.
• Track entitlement schedules and ensure timely completion of regulatory milestones.
• Attend meetings with planning departments, public agencies, utility providers, and consultants as required.

Design Management

• Coordinate architects, civil engineers, structural engineers, MEP engineers, landscape architects, and other consultants throughout the design process.
• Facilitate design review meetings and monitor progress against project schedules.
• Review design deliverables for consistency with project goals, budgets, and regulatory requirements.
• Support value engineering initiatives and cost optimization efforts.

Budget & Cost Management

• Assist in preparing and maintaining project development budgets.
• Review consultant proposals, invoices, and change orders.
• Track project expenditures and support budget forecasting.
• Coordinate with Finance and Development teams to monitor project financial performance.

Construction Coordination

• Coordinate with General Contractors, Owner's Representatives, and Construction Managers throughout construction.
• Monitor construction progress, schedule compliance, and major project milestones.
• Review monthly construction reports and participate in project meetings.
• Coordinate issue resolution between construction teams, consultants, and internal stakeholders.
• Support project turnover, occupancy, and closeout activities.
• Manage contracts and performance of architects, engineers, environmental consultants, surveyors, utility consultants, and other professional service providers.
• Review consultant deliverables to ensure quality and schedule compliance.
• Maintain project documentation and consultant communication records.
• Identify project risks related to schedule, budget, permitting, design, and construction.
• Develop mitigation strategies and elevate critical issues to senior leadership when necessary.
• Ensure compliance with applicable federal, state, and local regulations.

What We’re Looking For

Required

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, Urban Planning, Real Estate Development, or related field.
• 5-8 years of experience in real estate development, land development, construction management, or related project management.
• Experience managing residential, multifamily, mixed-use, or land development projects.
• Knowledge of entitlement, permitting, design coordination, and development processes.
• Strong understanding of project scheduling, budgeting, consultant management, and construction administration.
• Excellent organizational, communication, and problem-solving skills.

Preferred

• Experience working with residential developers or master-planned communities.
• PMP, CCM, LEED AP, or related certifications.
• Familiarity with development pro formas and project financial analysis.

The expected salary range for this position is $95,000 to $175,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
