Job summary

AlphaX RE Capital, based in the San Francisco Bay Area with headquarters in Cupertino, seeks an experienced Construction Project Manager to lead commercial and residential projects from pre-construction to closeout.

The role covers budget management, trade subcontractor procurement, site safety compliance, and schedule adherence to ensure on-time, within-budget project delivery. 5–8+ years of relevant experience and a Bachelor’s in a related field are required.

Qualifications

• Education: Bachelor’s degree in Construction Management, Civil Engineering, Building Science, or equivalent field experience.
• Experience: 5–8+ years of hands-on project management experience in general contracting or commercial/residential real estate development.
• Certifications (Preferred): OSHA 30-Hour, CCM (Certified Construction Manager), or PMP.
• Technical Skills: Procore, Buildertrend, Primavera P6, MS Project, AutoCAD/Bluebeam Revu.

Responsibilities

• Pre-Construction & Permitting: Review drawings, manage entitlements, zoning, and local permitting processes.
• Subcontractor & Procurement Management: Scope bids, negotiate subcontractor agreements, procure long-lead materials, manage suppliers.
• Budgeting & Cost Control: Develop detailed budgets, manage cash flow, process change orders, review AIA payments.
• Scheduling & Site Coordination: Create master timelines, coordinate with site superintendents to align trades with milestones.
• Safety & Compliance: Enforce OSHA regulations, building codes, environmental guidelines, and site safety standards.
• Quality Assurance & Closeout: Conduct inspections, manage punch-lists, final inspections, and commissioning.

About the Role

This position is employed by Speed Construction and Development Inc., a brand of AlphaX RE Capital.

We are seeking an experienced Construction Project Manager to lead commercial and residential construction projects from pre-construction through closeout. You will oversee budget management, trade subcontractor procurement, site safety compliance, and schedule adherence to ensure projects are completed safely, on time, and within budget.

Key Responsibilities

Pre-Construction & Permitting: Review architectural drawings, engineering plans, and specifications. Manage the site entitlement, zoning, and local municipality permitting processes.

Subcontractor & Procurement Management: Scope out bid packages, negotiate subcontractor agreements, procure long-lead materials, and manage supplier relationships.

Budgeting & Cost Control: Develop detailed project budgets (Schedule of Values), manage cash flow, process change orders, and review monthly applications for payment (AIA billing).

Scheduling & Site Coordination: Create master project timelines (CPM/Gantt schedules) and collaborate with Site Superintendents to align daily trade operations with long-term milestones.

Safety & Compliance: Enforce strict adherence to OSHA regulations, local building codes, environmental guidelines (e.g., SWPPP/CEQA), and jobsite safety standards.

Quality Assurance & Closeout: Conduct site inspections to ensure structural and cosmetic compliance. Oversee punch-list completion, final inspections, and commissioning.

Qualifications & Requirements

Education: Bachelor’s degree in Construction Management, Civil Engineering, Building Science, or equivalent field experience.

Experience: 5–8+ years of hands‑on project management experience in general contracting or commercial/residential real estate development.

Certifications (Preferred): OSHA 30-Hour Certification, CCM (Certified Construction Manager), or PMP.

Technical Skills: Proficiency with construction management software (Procore, Buildertrend, Primavera P6, MS Project, AutoCAD/Bluebeam Revu).

Core Competencies: Strong contract negotiation skills, deep knowledge of building codes, blueprint reading, and effective leadership under pressure.

The expected salary range for this position is $120,000 to $150,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
