About the Role
This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking a Land Development Associate who will be supporting the planning, coordination, and execution of residential and mixed-use land development projects from acquisition through construction turnover. Working closely with the Land Development, Acquisitions, Project Management, Finance, Construction, and external consultants, this role assists in managing due diligence, entitlement, design coordination, permitting, infrastructure improvements, budgeting, scheduling, and project documentation.
The ideal candidate is detail-oriented, highly organized, and capable of managing multiple priorities while collaborating with consultants, contractors, municipalities, and internal stakeholders to ensure projects progress on schedule and within budget.
Key Responsibilities
Land Development Project Coordination
- Assist in managing multiple land development projects through acquisition, entitlement, design, permitting, infrastructure construction, and project closeout.
- Maintain project schedules, milestone tracking, and development timelines.
- Coordinate project activities with internal departments and external consultants.
- Monitor project progress and identify schedule or budget risks.
- Title review
- Environmental assessments (Phase I/II ESA)
- Geotechnical investigations
- Utility availability
- Traffic studies
- Drainage and grading evaluations
- Assist in reviewing consultant reports and identifying development constraints.
- Organize due diligence documentation for acquisition and investment reviews.
- Assist with entitlement applications, zoning approvals, subdivision maps, development agreements, and permit submissions.
- Coordinate with planning departments, engineering agencies, utility providers, and regulatory authorities.
- Track approval timelines and maintain entitlement documentation.
- Attend meetings with municipalities and consultants as needed.
Design Coordination
- Coordinate architects, civil engineers, landscape architects, surveyors, environmental consultants, and utility consultants throughout the design process.
- Review consultant deliverables for completeness and schedule compliance.
- Support value engineering and design optimization efforts.
- Maintain drawing logs and project documentation.
Infrastructure Development Support
Assist with oversight of horizontal improvements, including:
- Site grading
- Streets and paving
- Utilities
- Storm drainage
- Water and sewer systems
- Dry utilities
- Landscaping
- Public improvements
Coordinate with contractors and consultants to ensure work progresses according to approved plans and schedules.
Budget & Financial Tracking
- Assist in preparing and maintaining land development budgets.
- Track consultant invoices, contractor pay applications, and project expenditures.
- Support monthly budget forecasting and variance reporting.
- Assist in preparing materials for investment committee and management reviews.
- Coordinate activities among civil engineers, surveyors, geotechnical consultants, environmental consultants, utility providers, and contractors.
- Monitor consultant performance, deliverable schedules, and contract compliance.
- Maintain project communication logs and meeting minutes.
Documentation & Reporting
- Maintain project files, contracts, permits, schedules, budgets, and correspondence.
- Prepare weekly and monthly project status reports.
- Update project dashboards and development tracking systems.
- Maintain accurate records of project changes and approvals.
What We’re Looking For
Required
- Bachelor's degree in Civil Engineering, Construction Management, Urban Planning, Architecture, Real Estate Development, or related field.
- 2–5 years of experience in land development, civil engineering, construction, or real estate development.
- Basic knowledge of residential land development processes, entitlement, permitting, and infrastructure construction.
- Strong organizational and project coordination skills.
- Excellent written and verbal communication skills.
Preferred
- Experience with California residential development projects.
- Knowledge of municipal approval processes and public improvement requirements.
- EIT certification or progress toward professional engineering licensure (preferred).
- Experience working with residential developers or engineering consulting firms.

The expected salary range for this position is $80,000 to $120,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
