Job summary

Onni Group of Companies in Chicago is seeking a seasoned Project Manager to plan, execute, and finalize residential projects, coordinating internal teams and external contractors to meet scope, schedule and budget.

You will define objectives, oversee quality and risk, and deliver documentation and reports. A degree in PM or related field and proficiency in MS Project are required, with 5–7 years in construction management preferred.

Qualifications

  • 5–7 years of experience as a Project/Development Manager.
  • Demonstrated knowledge of construction and building codes.
  • Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows, BlueBeam.

Responsibilities

  • Direct and manage projects from start to completion for residential scopes.
  • Define project scope, goals and deliverables with management and stakeholders.
  • Review critical path, manage scope changes, identify issues, and devise contingency plans.
  • Draft and submit budget proposals and recommend budget changes.
  • Prepare detailed scopes for bid packages and contracts.
  • Plan and schedule project timelines and milestones using appropriate tools.
  • Develop progress reports, requirements documentation, and presentations.
  • Conduct design reviews for efficiencies and schedule improvements.
  • Define status-report content and frequency for the project team.
  • Oversee project team including coordinators, superintendents and engineers.
  • Coach and motivate team members and contractors.

What You Will Do

The essential functions include, but are not limited to the following:

  • Responsible for directing and managing projects from beginning to the end for specific scopes of work by planning, design, execution, monitoring, controlling and overall closure of residential projects.
  • Define project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.
  • Reviews critical path, manage changes in project scope, identify potential issues, and devise contingency plans and quickly adapting or accelerating project to meet deadlines.
  • Drafts and submits budget proposals and recommend subsequent budget changes.
  • Drafts and coordinates detailed scopes for work for bid packages and contract awards.
  • Plans and schedules project timelines and milestones using appropriate tools.
  • Develops and delivers progress reports, proposals, requirements documentation, and presentations.
  • Design reviews for efficiencies and schedule improvements.
  • Determines the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.
  • Defines project success criteria and disseminate them to involved parties throughout project life cycle.
  • Oversees project team including Project Coordinators, Superintendents and Project Engineers.
  • Coaches, mentors, motivates and supervises project team members and contractors, and influence them to take positive action and accountability for their assigned work.
What You Bring
  • 5-7 years of experience as a Project/Development Manager
  • Associate's degree or higher in Project Management or related field required
  • Demonstrated knowledge of construction and building codes required
  • Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows, BlueBeam
  • Ability to guide, direct, and coordinate a department with five or more employees
  • Demonstrated ability to effectively run a department in an efficient manner
  • Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports
  • Ability to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community
  • Excellent knowledge of the industry and trends impacting the business
  • Excellent customer service orientation and excellent interpersonal skills
  • Excellent oral and written communication skills
Salary Range

$100,000-$140,000
