Job summary

Carolina Civil LLC is seeking an experienced Project Manager to coordinate planning, scheduling, budgeting, and on-site activities for commercial construction projects. You will manage procurement, RFIs, change orders, and submittals to keep projects on schedule.

The role requires strong communication, financial acumen, and ability to work with clients and subcontractors. Travel to project sites will be required to support updates and coordination.

Qualifications

  • 5–10 years of construction experience with the ability to read drawings, specifications, shop drawings, bid documents, and contracts.
  • Proven experience as a Project Manager in commercial construction; historical restoration is a bonus.
  • Degree in engineering, construction management, architecture, or business management or accumulative years experience in the construction industry.
  • Strong knowledge of all phases of the building construction process, from pre-construction through closeout.

Responsibilities

  • Coordinate project planning, scheduling, budgeting, and implementation.
  • Manages project material procurement in line with the delivery schedule.
  • Address vendor and client RFIs.
  • Oversee vendor and in-house contract closure submittal requirements.
  • Coordinate with vendors and project team to avoid scope variances or prepare change orders for scope changes.
  • Partner with the engineering detailer to ensure submittal dates support the schedule.
  • Organize and facilitate pre-construction planning meetings.
  • Review plans and specs for completeness and alert team to variances or field changes.
  • Ensure management of each project aligns with the company's mission and vision.
  • Negotiate and collaborate with team members for exceptional project results.
  • Maintain and manage client delivery expectations.
  • Familiarity with Bluebeam and industry tech.
  • Update and maintain cost variation, schedule tracking, and assist with monthly draw preparations.
  • Travel to project sites as needed for on-site inventory and coordination.

Job description

Responsibilities
  • Coordinate project planning, scheduling, budgeting, and implementation.
  • Manages project material procurement in a manner consistent with the delivery schedule.
  • Responsible for addressing vendor and client RFI’s.
  • Oversee vendor and in-house contract closure submittal requirements.
  • Through a robust understanding of the contract scope; including shop drawings, design, and schedule, coordinate with vendors and project team to avoid scope variances or prepare necessary change orders for scope changes.
  • Partner with the engineering detailer as needed, ensuring that the submittal dates support the project schedule.
  • Organizes and facilitates pre-construction planning meetings
  • Review plans and specifications for completeness and accuracy. Alert the team to any variances or field changes to maintain accurate as-built drawings.
  • Ensure that the management of each project aligns with the company's mission and vision.
  • Negotiate and collaborate with team members for exceptional project results.
  • Maintain and manage client delivery expectations.
  • Familiarity with industry technology and programs such as Bluebeam
  • Update and maintain cost variation, schedule tracking, and assist with monthly draw preparations.
  • Travel to project sites (as needed) to assist in the completion of the on-site inventory of materials and meet with owners and the project team for updates and coordination.

  • 5-10 years of construction experience, with the ability to read and understand construction drawings, specifications, shop drawings, bid documents, and contracts.
  • Proven experience as a Project Manager in commercial construction, historical restoration is an added bonus.
  • Degree in engineering, construction management, architecture, or business management or accumulative years experience in the construction industry.
  • Strong knowledge of all phases of the building construction process, including pre-construction through closeout
  • Ability to communicate respectfully and professionally with co-workers and externally with clients, subcontractors, and other industry partners.
  • Strong financial acumen and project budget management skills.
  • Dependable work ethic, excellent time management, and consistent follow-through.Exceptional organizational skills, communication skills, and attention to detail.
  • Desire to learn and flexibility to accept new challenges and assignments.
  • Proficiency in project management software, including Heavyjob, Bluebeam, and Microsoft Project.
