Job description

Abernethy Contracting, a family-owned heavy civil contractor based in Charlotte since 1973, is looking for an experienced, diligent, and team-focused Project Manager. This position will be under the supervision of our Projects Division Manager and will work with a team of heavy civil construction professionals.

RESPONSIBILITIES

  1. Total ownership of projects from the start.
    • Attend project handoff meetings with Preconstruction and Ops Team.
    • Fully comprehend scope of work, proposals, budgets, and client schedule/expectations.
    • Drive communication.
  2. Compile, complete, organize, and distribute project documents.
    • Contract – Review and approve contract documents.
    • Plans – Curate project drawings and distribute revisions.
    • SOV – Create job’s Master SOV.
    • Subcontracts – Draft and submit Sub “Work Orders”.
    • Submittals – Request, review, send, and collect approvals.
    • Bonds – Secure Payment/Performance Bonds as needed.
    • Models – Secure GPS model for each project.
    • Locates – Initialize/update locate tickets for their sites.
    • Permits – Ensure proper permits are secured.
    • MS Teams – Create the project teams' channel and members.
  3. Buyout Materials and Vendors based on budgets provided during handoff meeting.
    • Find ways to leverage vendors for prime pricing.
    • Check with Inventory Associate to minimize buying “in-stock” items.
    • Identify and get ahead of “long lead” items.
    • Work with Site Manager to have material ready for crews.
  4. Create and maintain a “Milestone and Cash Flow Schedule”.
    • Identify project milestones and major scope initiatives.
    • Set targets with Site Managers for durations and substantial completion dates of each scope.
    • Produce an expense vs revenue chart that graphs spikes in cash flow.
  5. Master Progress Views (Utilities and Hardscape). Either physical or digital.
    • Create/update a progress plan showing color-coded utility installation.
    • Create/update a progress plan showing color-coded hardscape installation.
  6. RFI/Change Order Management
    • Elevate RFI’s from internal to external as required.
    • Utilize both internal and external systems, as required, for submitting RFI.
    • Provide documentation and mark-ups noting the issues or proposed change.
    • Close an RFI (plan change, field change, or no conflict)
    • Plan Changes
      • Notify management with an executive brief within 72 hours of plan revisions.
      • This briefing should include overlays and an outline of changes/impacts from contract.
      • Management will decide method for estimating plan changes and creating COR.
      • Submit, track, manage, and communicate the COR internally and externally.
    • Field Changes
      • Work with Site Managers to capture field change data.
      • Use data to create and submit a COR with Management approval.
      • Track, manage, and communicate the COR internally and externally.
    • No Conflict
      • The PX will communicate with Ops Team and Management that no change is approved.
  7. Track, update, and fill out SOV(s), internal/external, to provide billings/pay apps each cycle.
  8. Produce an updated cost to complete following each billing/pay app cycle.
  9. Create a method to track known expenses vs approved invoices.
  10. Review, code, and approve project AP invoices in a timely manner.
  11. Submit an Over/Under Billing Memo as requested by Management.
  12. Project Close Out

QUALIFICATIONS

  1. Thorough knowledge of all aspects of sitework.
  2. Effective oral and written communication skills.
  3. Sense of urgency and ability to respond to changing situations.
  4. Unyielding commitment to safe work practices.
  5. Able to formulate sound decisions using available information.
  6. Valid driver's license and ability to drive a truck.
  7. Ability to use smartphone and iPad.
  8. Must pass a pre-employment background screening.
