The Real Estate Services (RES) division supports NYC's government operations by managing 37 million sq ft of space, handling citywide acquisitions, sales, dispositions of real estate, architectural design, project management, zoning, land use, property valuation, and financial analysis.

The Design & Project Management (D&PM) Unit provides project management and design expertise for space renovation and development, translating operational needs into functional spaces that support agency missions and workforce.

We seek to hire a Project Manager (Administrative Space Analyst, NM) capable of managing leased space projects, developing and supervising plans, designs, and technical drawings to ensure compliance with codes, industry standards, and city regulations. The role involves project contract and administrative duties, including reviewing Term Sheets and coordinating multiple stakeholders. Experience in architectural programming, design, and construction administration is preferred.

Responsibilities include:

  1. Ensuring accurate completion of programming questionnaires and analysis sheets within deadlines.
  2. Providing feedback to agencies on efficient space programming aligned with operational needs and workplace culture.
  3. Completing site evaluations and including base building work in proposals.
  4. Developing initial project schedules with team input.
  5. Confirming proper project budgeting and securing financial approvals.
  6. Reviewing scopes of work for tenants and incorporating them into transactions.
  7. Reviewing preliminary plans, construction documents, and furniture manifests for compliance.
  8. Developing preliminary plans or base drawings as needed.
  9. Developing construction documents and selecting finishes and furniture for in-house projects.
  10. Measuring spaces and confirming scope for sign-off.
  11. Managing construction projects through completion, checking field conditions, and coordinating timely delivery.
  12. Supervising and reviewing plans, designs, and technical drawings for compliance and suitability.

Flexible Work Update: The position may be eligible for remote work up to two days per week under the Remote Work Pilot Program.

Minimum Qualifications:

  1. A baccalaureate degree with five years of relevant experience, including supervisory experience, or
  2. High school diploma or equivalent with nine years of relevant experience, including supervisory experience, or
  3. An acceptable equivalent with the requisite experience and supervisory background.

Preferred Skills include proficiency in Word, Excel, Adobe Acrobat, Photoshop, BlueBeam, AutoCAD, familiarity with ARCHIBUS, workplace strategies, furniture and finishes selection, NYC Building Code, scope development, budgeting, space assessment, and strong interpersonal skills.
