Description

As a Project Executive, you will serve as a leader and strategist for the Seattle Commercial Market Sector, with an emphasis on large-scale ground-up and complex commercial construction. You will build trusted relationships with clients, design partners, trade partners, and Lewis teams while providing executive leadership to multiple project teams from pursuit and preconstruction through closeout.

You will be accountable for the overall success and profitability of assigned projects and contribute to the performance of the Commercial business unit. Success is measured by safety, client satisfaction, profitability, schedule, quality, design excellence, and team development. You will also support market strategy, business development, organizational initiatives, and continuous improvement.

PRIMARY FUNCTIONS AND ESSENTIAL RESPONSIBILITIES

Client Development

  • Develop and execute strategies for obtaining new project opportunities. Identify and prioritize clients and project leads in targeted segments, research background information, and coordinate pursuit efforts with Marketing, Estimating, and Preconstruction.
  • Lead negotiated and alternative-delivery sales efforts, including differentiation strategy, proposal management, and interview preparation.
  • Oversee assigned project bids and new-work proposals, engaging the estimating team to prepare budgets, pricing strategies, and proposal deliverables.
  • Build and maintain trusted relationships with clients, design teams, trade partners, suppliers, and user groups that reflect Lewis core values and meet or exceed client expectations.
  • Actively participate in industry, client, and community events to strengthen relationships and enhance the Lewis brand.
  • Lead project teams to achieve strong project outcomes and high levels of team performance, while fostering clear communication and alignment between field and office teams.
  • Set expectations, motivate diverse teams, resolve challenges and conflicts, and establish an accountable, collaborative team environment.
  • Identify and communicate staffing needs; participate in recruiting, selection, and retention of high-performing team members.
  • Lead by example in accordance with Lewis core values and actively support mentoring, succession planning, and career development.

Safety

  • Lead, promote, and ensure compliance with Lewis and industry safety policies, demonstrating personal ownership of the goal to return every worker home safely each day.
  • Ensure required project safety reviews and inspections are completed, communicate results, and drive timely corrective action and team accountability.
  • Integrate safety into preconstruction and project planning and actively support jobsite crisis response and incident investigations.
  • Negotiate owner contract terms in partnership with the President or Vice President and oversee subcontract negotiations to align risk with appropriate commercial terms and margin.
  • Maintain detailed knowledge of key contract terms and ensure compliance with critical price, schedule, notice, and documentation requirements.
  • Identify, evaluate, and mitigate project and business risks; solve complex issues in a manner that protects client and Lewis interests.

Preconstruction

  • Partner with Estimating and Preconstruction to deliver estimates, value analysis, schedules, constructability reviews, design management, logistics plans, safety plans, procurement strategies, and buyout support.
  • Align preconstruction deliverables with Lewis standards and client expectations, and lead an effective transition from pursuit and preconstruction into project execution.
  • Develop staffing and execution plans so project teams are prepared and fully resourced before construction begins.

Construction Management

  • Establish project objectives, policies, procedures, and performance standards consistent with Lewis requirements and project commitments.
  • Direct multiple projects in various stages of development and maintain executive-level oversight of project status, schedule, cost, quality, change management, and client satisfaction.
  • Oversee development and maintenance of comprehensive project schedules and direct recovery planning when required to meet contractual milestones.
  • Review the work and performance of Project Managers to ensure compliance with contract requirements, company policies, safety expectations, and client commitments.
  • Report key performance indicators to Lewis leadership and champion continuous improvement of company systems, procedures, and operating practices.
  • Manage the financial performance of assigned contracts to protect client and Lewis interests and achieve approved profitability targets.
  • Lead budget preparation, cost control, cash-flow management, forecasting, and financial tracking and reporting.
  • Identify cost-effective resolutions to construction risks and design deficiencies and analyze business drivers to support project opportunities and bottom-line performance.

IN ORDER TO SUCCEED IN THIS ROLE

  • Bachelor's degree in construction management, engineering, architecture, or a related field; equivalent relevant experience will be considered.
  • Minimum 10 years of commercial construction management experience overseeing multiple, multi-million-dollar projects and negotiated GMP commercial building projects.
  • Demonstrated experience leading large-scale ground-up commercial construction; experience with progressive design-build or other alternative-delivery methods is preferred.
  • Extensive experience working with regulatory agencies throughout the design, permitting, and construction process.
  • Ability to manage multiple projects while maintaining high levels of performance in safety, cost, schedule, quality, and client service.
  • Proven ability to lead all aspects of construction operations and sales, including proposals, interviews, estimating, scheduling, buyout, cost management, contract negotiations, and staff management.
  • Proven ability in budget preparation, cost estimating and control, cash-flow management, forecasting, and financial reporting.
  • Proven ability to hire, develop, mentor, and lead high-performance teams.
  • Working knowledge of BIM and proficiency with Microsoft Office and project management software; Primavera P6 or Microsoft Project experience is preferred, and familiarity with CMiC or similar tools is beneficial.
  • Excellent written and verbal communication skills, business development capability, and a demonstrated ability to solve complex problems in a collaborative, team-based culture.
  • OSHA 10 certification.
