Enhaus Design Build in Altadena, CA is seeking a Project Designer who can own projects from schematic design through permit-ready construction documents. Enhaus is a residential design-build studio in Altadena, working at the intersection of high design and high-performance construction. We're on a mission to become the $100M premier design-build firm in Los Angeles by 2033, built around operational excellence, an exceptional client experience, and top talent. We work as a single integrated team: design, engineering, and construction under one roof, with design decisions made with how the home actually gets built in mind from day one. The role

Project Designer is the seat between Junior Designer and Senior Designer. You own projects, not tasks. You take a home from schematic design through a permit-ready set, get it through the city or county, and stay with it into construction so what gets built matches what was drawn.

Two things carry this seat. First, plans: you produce clean, complete residential drawing sets in CAD or Revit, and you can step into an active project's set on day one and keep it moving. Second, permitting: our work runs through LA County (EPIC LA, Altadena One Stop), City of LA (LADBS), and the surrounding cities across the San Gabriel Valley, each with its own portal, forms, fee schedule, and agency clearances. You need to know how residential permitting works. We will teach you our jurisdictions, our tracker, and our Permit Process SOP.

You'll work day to day in Revit, CAD, Bluebeam, and SketchUp, and collaborate through Slack, Buildertrend, and Dropbox. You'll direct a junior designer, be the design point of contact for your clients and project managers, and report to the COO, who leads the design team.

This is an ownership seat. We're looking for someone systemized, organized, and clean: every project has a status, a next action, an owner, and a date, and the person who knows all four is you.

What you'll do

• Step into active projects mid-stream: pick up an in-progress set, absorb markups, and keep it moving without a ramp-up
• Lead assigned projects from schematic design through permit-ready construction documents
• Produce complete residential drawing sets: site, floor, demo, elevations, sections, details, mechanical locations
• QC call-outs between the architectural set and the structural set before anything is submitted
• Direct and review a junior designer's models, drawings, and revisions

-Permitting and entitlements

• Own every permit on your projects from first portal login to Ready-to-Issue across EPIC LA, LADBS, and the surrounding San Gabriel Valley cities
• Prepare and submit planning/zoning packages and Building & Safety packages: architectural set, structural and T-24 sheets, calcs, truss package, drainage or LID plan where required
• Run agency clearances line by line off the Agency Referral: water purveyor will-serve letters, electric and gas authorizations, school district fees, County Sanitation connection fees, C&D debris fees, Public Works, Regional Planning, Fire, Public Health, Geotechnical
• Coordinate outside consultants (structural, T-24, civil, truss, solar, fire sprinkler) from proposal through stamped deliverables
• Handle client-side steps: EPIC LA owner registration, acknowledgement and fee-waiver forms, fee payments, receipts uploaded as PDFs
• Maintain the permit tracker and keep the Permit Process SOP current the same week an agency changes anything

-Material and fixture selections

• Lead selections and boards for your projects; source finishes, plumbing, and lighting packages
• Present to clients and implement feedback
• Oversee FF&E specification, pricing, and order tracking against the job-site schedule

-Client and project-team coordination

• Serve as the design point of contact for your clients; run presentations and design meetings
• Coordinate with project managers, vendors, and the field team so execution matches design intent
• Visit sites during construction; resolve RFIs and prepare supplemental permits when field conditions change the plans

-Team

• Help evaluate design and drafting candidates on technical skill
• Contribute to company-wide design and documentation standards

What we're looking for

• A degree in architecture, interior design, or a related field
• 2–4 years of residential design experience; design-build or GC-integrated experience is a plus
• Produces a complete residential CD set in Revit or CAD and can step into an active project's set and keep it moving. This is the core requirement. Show it in your portfolio; we will test it
• Proficiency in Revit and/or CAD is essential; proficiency with SketchUp; working knowledge of Bluebeam
• Has taken residential projects through a Southern California city or county from submittal to permit issuance and understands plan check, corrections, and agency clearances. We train you on our jurisdictions and our process
• Coordinates structural and Title 24 into the set without hand-holding
• Systemized, organized, and clean: keeps a tracker without being told, closes loops the same day, writes client emails that go out without edits
• Comfortable calling agencies, purveyors, and engineers cold and getting a straight answer
• Comfort with Slack, Buildertrend, and Dropbox

Nice to have

• EPIC LA or LADBS submittals, especially LA County rebuild fee-waiver or wildfire recovery permitting
• Working knowledge of Title 24, truss packages, and LID or drainage submittals
• Has directed the work of a junior designer, drafter, or intern
• Experience with FF&E procurement and vendor coordination
• Construction administration experience on homes you drew
