Job summary

Brhino Search in Miami seeks a Project Controller to own the financial backbone of its construction and development activity. This hands-on role reports to the CFO with a capable team in place, not a standalone position.

You will manage project-level accounting, ensure timely loan draws, perform variance analysis, and coordinate with lenders and investors to meet reporting requirements.

Qualifications

• 5+ years of accounting or finance experience.
• Real construction or development accounting background (residential/condo a plus).
• Solid GAAP knowledge as it applies to construction and capital projects.
• Comfortable owning job costing and capital project budgeting end to end.
• Strong Excel skills and experience with construction/real estate accounting systems.

Responsibilities

• Own project-level accounting: AP, AR, job costing, month-end close for active development projects.
• Review and approve contractor pay apps, lien waivers, change orders, and draw packages.
• Prepare and submit construction loan draws with lenders to maintain funding schedule.
• Analyze budget-to-actual variances and flag cost trends and risks.
• Monitor project-level cash flow and coordinate funding across development, finance, and leadership.
• Coordinate with lenders, investors, auditors, and contractors on reporting and compliance.
• Support quarterly reporting for audits, tax, and investor/lender requirements.
• Drive process and reporting improvements as the accounting function scales with the pipeline.

A well-established real estate development and hospitality group based in downtown Miami, with an active development pipeline and existing hotel operations, is seeking a Project Controller to own the financial backbone of its construction and development activity. This is a hands-on seat reporting directly to the CFO, with existing team support already in place, not a standalone role.

What You'll Own:

• Full ownership of project-level accounting: accounts payable, accounts receivable, job costing, and month-end close for active development projects
• Review and approval of contractor pay applications, lien waivers, change orders, and draw packages against contract terms, budgets, and lender requirements
• Preparation and submission of construction loan draws, working directly with lenders to keep funding on schedule
• Budget-to-actual variance analysis on active projects, flagging cost trends and risk before they become overruns
• Project-level cash flow monitoring and coordination of funding needs across development, finance, and executive leadership
• Coordination with lenders, investors, auditors, and contractors on reporting and compliance
• Quarterly reporting support for audits, tax compliance, and investor and lender requirements
• Driving process and reporting improvements as the accounting function scales with the development pipeline

What We're Looking For:

• 5+ years of accounting or finance experience, with a bachelor's degree in accounting or finance
• Real construction or development accounting background specifically, residential and condo experience is a strong plus
• Solid GAAP knowledge as it applies to construction and capital projects
• Comfortable owning job costing and capital project budgeting end to end
• Strong Excel skills and experience with construction/real estate accounting systems (QuickBooks, IES, Yardi, or similar)
• A collaborative, upbeat communicator who can work independently and cross-functionally with project managers and contractors, not just execute in isolation
