Heitler Houstoun Architects (HHA)

is an award-winning, Manhattan-based architecture and interior design studio seeking an experienced Project Architect / Manager to join our growing team. This position will focus primarily on ground-up residential or commercial projects requiring strong architectural, zoning, site planning, technical, and project management skills. We are looking for candidates with approximately 7–10 years of professional experience (5-year B.Arch or M.Arch), licensed or pursuing licensure, who are based in the New York City area or able to relocate in the near term.

Who You Are

You are a confident, technically skilled architect capable of leading complex projects from early feasibility through construction. You understand how the building relates to the larger site and can effectively coordinate architecture with zoning, grading, drainage, structure, landscape, utilities, and building systems. You are proactive, organized, detail-oriented, and comfortable serving as a primary point of contact for clients, consultants, contractors, and regulatory agencies.

What You’ll Do

As a Project Architect / Manager at HHA, you will lead projects through all phases, from pre-design and feasibility through construction administration and close-out.

Project Leadership & Management
  • Lead 1–4 person project teams and manage project schedules, budgets, deliverables, and deadlines
  • Serve as a primary point of contact for clients, consultants, and contractors
  • Direct internal workflow, delegate responsibilities, and mentor junior staff
  • Anticipate coordination and constructability issues before they impact construction
Site Planning, Zoning & Approvals
  • Evaluate properties for development potential and identify zoning and site constraints
  • Prepare and review zoning analyses including setbacks, FAR, coverage, height, and other bulk requirements
  • Coordinate building design with surveys, grading, drainage, utilities, driveways, retaining walls, landscaping, and other site improvements
  • Manage municipal approvals, permitting, and coordination with applicable boards and agencies
Design, Documentation & Technical Coordination
  • Lead design development and production of coordinated construction document sets
  • Develop and review building sections, wall sections, exterior details, and building-envelope assemblies
  • Coordinate architectural work with structural, MEP, civil, landscape, and specialty consultants
  • Review civil and consultant drawings with sufficient technical understanding to identify conflicts and architectural implications
  • Maintain a high standard of documentation quality, code compliance, and constructability
Construction Administration
  • Lead RFI, submittal, and shop drawing review
  • Conduct site visits and participate in construction meetings
  • Resolve field conditions and multidisciplinary coordination issues
  • Review substitutions and changes for technical, aesthetic, and cost implications
  • Support the project through punch list and close-out
Project Experience Preferred

Strong candidates will have experience with:

  • Ground-up custom single-family residences
  • Major additions and renovations
  • High-end suburban residential projects
  • Projects involving significant grading, drainage, landscape, or site development
  • Zoning, Planning Board, architectural review, or other municipal approvals
  • Exterior construction detailing, waterproofing, roofing, foundations, windows, and building-envelope assemblies

Experience working in Westchester County, New York City, Long Island, or similar jurisdictions with rigorous zoning and approval processes is particularly valuable.

Technical & Professional Skills
  • Strong knowledge of architectural construction and building technology
  • Strong experience organizing and coordinating construction document sets
  • Working understanding of zoning, site grading, drainage, and civil engineering principles
  • Ability to read and coordinate surveys, civil drawings, structural drawings, and landscape plans
  • Proven ability to manage multidisciplinary consultant teams
  • Strong knowledge of building, residential, and energy codes
  • Strong construction administration and field observation skills
  • Excellent written, graphic, and verbal communication skills
Production & Tools
  • Advanced proficiency in AutoCAD and Revit required
  • Working knowledge of SketchUp and Rhino preferred
  • Familiarity with Adobe Creative Suite and Microsoft Office
