Prof/Construction Project Manager

Wayne State University is searching for an experienced Prof/Construction Project Manager at its Detroit campus location.

Essential Functions
Job Purpose

Coordinate, plan and consult in the implementation of new construction alteration and renovation projects. Serve as liaison with appropriate University personnel and contractors providing specialized technical architectural and engineering expertise in determining new space planning, construction and renovation needs, and coordinating relocations.

Responsibilities
  • Assist the University as necessary in the development of new construction and renovation projects, serving as the liaison for the University as required through project completion.
  • Conduct feasibility studies, develop preliminary sketches, detailed drawings, schematics and specifications for in-house design projects to obtain competitive bids.
  • Prepare project budgets and schedules and assure compliance with codes and standards (e.g., fire codes, barrier free requirements, etc.).
  • Provide overall project management on concurrent projects while adhering to university priorities and policies.
  • Proactively assist in the management of design and construction phase activities by effectively planning, anticipating and coordinating tasks with impacted parties and customers.
  • Prepare contracts and change orders in accordance with university policies.
  • Maintain a real‑time and documented understanding of project budget performance.
  • Maintain a current and documented understanding of the status of project activities to monitor and control schedule performance.
  • Review for accuracy and approve applications for payment and related project invoices.
  • Ensure timely accomplishment of project closure activities, including but not limited to punchlist completion, close‑out documents, facilities operations training, and project account closure.
  • Prepare performance reports and work status reports utilizing work order management and project tracking software.
  • Maintain appropriate project records, paperwork and construction documents, through project completion.
  • Consult and interface with appropriate government agencies.
  • Provide functional supervision to student support personnel, assign and monitor work activities.
  • Attend professional seminars and symposiums; review literary magazines and informational guides to keep abreast of technological advancements in the specialized field of study.
  • Attend meetings and serve on committees as required.
Qualifications
Minimum Qualifications

Education

Graduation from an accredited college or university in architecture and/or engineering (mechanical, electrical, structural) or related field, or an equivalent combination of education and experience.

Experience

  • Minimum of seven years experience and working knowledge of all aspects of construction practices, including contract language, invoicing, AIA Applications for Payment, Sworn Statements, Waivers, Certified Payrolls, Time and Materials breakouts, Materials and Labor Payment Bonds, Performance Bonds, warranties, as‑builts, etc., plus experience in project close out procedures.
  • Experience in construction supervision, preparation of budgets, and development of project schedules.
  • Considerable knowledge and experience in production and interpretation of construction documents (e.g., plans and specifications), and all aspects of contract administration.
  • Knowledge and experience in architectural and engineering design, coordination of mechanical, electrical or structural systems, and field representation.

  • Planning & Organization: Ability to manage multiple projects concurrently, prioritize and plan work activities while meeting respective deadlines. Refined organizational and time‑management skills.
  • Interpersonal Skills: Refined interpersonal skills are mandatory. Must relate to people in an open, friendly and acceptable manner; establish and maintain effective relationships with customers. Must be aggressive in protecting the University’s interests.
  • Communications Skills: Ability to communicate clearly, concisely and professionally both verbally and in writing.
  • Supervisory Skills: Ability to delegate work, set clear direction and manage workflow. Ability to foster teamwork among staff members.
  • Financial Skills: Understanding of basic finance, accounting and cost analysis. Ability to develop and manage a budget. Ability to develop justifications for funding requests.
  • Technology Skills: Proficient in the use of Microsoft Office Suite including Word, Excel, PowerPoint and Microsoft Project for scheduling. Knowledge of computer‑aided design (CAD).
  • Ability to access equipment which may be at any height and angle from below ground level to several stories high.
  • Ability to work in varying construction site conditions utilizing appropriate safety precautions.
