Gilder Search Group is seeking a Commercial Roofing Project Manager in Halethorpe, MD to oversee multiple roofing projects from estimating to closeout. This on-site role requires coordinating field operations, schedules, budgets, materials, subcontractors, and customer expectations.

The ideal candidate has strong leadership, organization, and communication skills, with experience in commercial construction and reading blueprints. On-site duties include daily reporting and site visits.

Qualifications

Commercial Roofing Project Manager

About the Opportunity

An established commercial roofing contractor is seeking an experienced Commercial Roofing Project Manager to oversee multiple commercial roofing projects from estimating handoff through final closeout.

This is an on-site role, and candidates must report daily to the Halethorpe, MD area.

Projects include new construction, reroofing, renovations, and maintenance across a variety of commercial roofing systems.

This position is ideal for a project management professional with strong leadership, organization, and communication skills who is comfortable coordinating field operations, schedules, budgets, materials, subcontractors, and customer expectations.

Key Responsibilities

• Manage multiple commercial roofing projects from estimating handoff through project completion.
• Develop and maintain project schedules, phasing plans, and purchase orders.
• Track project costs, budgets, and profitability through ECAC and WIP reviews.
• Coordinate manpower, subcontractors, vendors, materials, and equipment.
• Perform plan and specification takeoffs for new construction and reroofing projects.
• Maintain regular communication with clients, vendors, field teams, and internal departments regarding schedules, progress, and project needs.
• Participate in pre-job and pre-construction meetings.
• Monitor project quality, safety compliance, and inventory.
• Identify potential project delays, cost concerns, or field issues and work proactively to resolve them.
• Complete project documentation and closeout requirements.
• Build and maintain strong customer relationships to support repeat business and long-term partnerships.
• Conduct site visits and attend project meetings as needed.

Qualifications

Required

• 2+ years of experience in a dedicated Project Manager role
• Experience within commercial construction, roofing, or a closely related trade
• Experience supporting or managing projects throughout the full project lifecycle
• Working knowledge of commercial construction processes, including:
  • Scheduling
  • Cost tracking
  • Procurement
  • Subcontractor coordination
  • Vendor management
  • Field coordination
  • Contract-based project work
• Ability to read and interpret basic blueprints, plans, and specifications
• Strong organizational, communication, and time-management skills
• Advanced computer skills, including Microsoft Office
• Ability to learn and utilize project management and estimating software
• Ability to climb ladders and safely access rooftops for site visits and pre-construction meetings
• Valid driver's license and insurable driving record
• Ability to travel overnight as needed
• Must be authorized to work in the United States

Preferred Experience

• Commercial roofing project management experience
• Experience managing both new construction and reroofing projects
• Familiarity with major commercial roofing systems and manufacturers
• Experience managing multiple projects simultaneously
• Strong understanding of job costing, WIP reporting, and project profitability
