Procurement Manager – Residential New Construction

Aventura, FL | Full-Time | Monday–Friday

Can you review a complete set of construction plans, identify every trade needed to build a custom home, and manage the subcontractor buyout process?

An established luxury residential builder is seeking a Procurement Manager for $4M–$10M+ custom home construction projects in South Florida.

We're looking for someone with strong technical construction knowledge who can interpret plans, develop subcontractor scopes, and source, negotiate with, and select qualified subcontractors while working within established project budgets.

What You'll Be Responsible For

• Construction Plan Review: Read and interpret architectural, structural, and MEP drawings to identify required subcontractor trades and scopes of work.
• Trade Scopes & Budgets: Develop subcontractor scopes, identify missing or overlapping work, and establish trade budgets based on project requirements and available budgets.
• Subcontractor Sourcing: Identify, source, and qualify subcontractors capable of meeting project specifications, schedules, and budgets.
• Bidding & Buyout: Solicit and compare bids, negotiate pricing and terms, select subcontractors, and prepare agreements for ownership's signature.
• Ongoing Procurement: Complete remaining subcontractor buyouts during construction and manage subcontractor change orders and scope issues.

What We're Looking For

• Experience working with a residential General Contractor or custom homebuilder on custom (non-production) new-construction projects.
• Hands-on subcontractor procurement and buyout experience, including sourcing, bidding, negotiation, and selection.
• Strong ability to read and interpret construction plans and identify required subcontractor trades and scopes.
• Knowledge of residential construction methods, trade costs, and subcontractor pricing.
• Experience developing subcontractor scopes of work and evaluating competitive bids.
• Strong negotiation, organization, and communication skills.
• Field construction experience in residential new construction, with knowledge of required subcontractor trades and their scopes of work, is a plus.
• Experience with luxury custom homes and an established South Florida subcontractor network are pluses.
• English required; Spanish and/or Portuguese a plus.
