Job summary

Amazon is seeking a Principal, Portfolio Strategy in GOES-PM to drive global lease renewal strategy and optimize the real estate portfolio. The role partners with GOES and other Amazon teams to build a business case for investments and ensure data-driven decisions across BUs.

Based in Nashville, Seattle, Miami, or HQ2 (others considered), travel may be required. Strong negotiation, analytics, and leadership skills are essential for steering complex multi-stakeholder projects.

Qualifications

• Bachelor's degree in Business, Real Estate, or related field.
• Understanding of lifecycle of physical assets, including acquisitions, dispositions and capital improvements.
• 7+ years in real estate or similar field.
• Experience managing large multi-stakeholder projects with high visibility and time pressure.
• Ability to influence and lead other team members and stakeholders to deliver results.
• Understanding of financial analysis and real estate valuation, including discounted cash flow models.

Responsibilities

• Drive global strategy for lease renewals and coordinate with internal partners on portfolio planning and savings.
• Analyze renewal strategies by BU and build data-driven insights for decision making.
• Negotiate bulk and BU-specific renewal transactions.
• Lead data management, dashboards, and regular reporting for lease renewals in North America as needed.
• Help BU customers optimize the portfolio, including volume allocation and renewal decisions.
• Develop datasets and analytics on buildings, launch needs, renewals, and performance to inform strategic decisions.
