Job Description

Classification Title: Preventive Maintenance Technician

Department: Facilities Maintenance

Pay Grade: Classified Salary Scale (C4)

FLSA Status: Non-Exempt

Supervisor: Coordinator of Facilities Maintenance

General Statement of Job

The individual in this position is responsible for performing, conducting, and completing thorough preventive maintenance on all heating, ventilation, refrigeration and air conditioning systems and other equipment throughout the facilities owned by Henry County Public Schools.

Specific Duties and Responsibilities

Essential Functions:

  • Inspects, tests, cleans, and performs minor repair and/or adjustments of all types of HVAC equipment.
  • Visual and auditory inspections of equipment to assess function, including contactor pitting inspections, ampere monitoring and voltage inspections, equipment and bearing temperature inspections, pulley inspections, shaft end‑play and shaft deflection inspections, etc.
  • Performs standard preventive maintenance tasks of various pieces of equipment in accordance with manufacturer’s standards, including filter changes, lubrication of bearings, inspection/tightening electrical connections, and checking refrigerant pressures.
  • Completes minor equipment adjustments and repair, including belt replacement/adjustment, alignment and set screw adjustment, chilled water and heating coil cleaning, evaporator and condensing coil cleaning on equipment, and maintains and treats condensate pans.
  • Identifies, evaluates, and makes recommendations related to equipment condition in order to prevent and/or minimize equipment failures and downtime.
  • Completes preventive maintenance forms as provided and prepares reports.
  • Conducts roof inspections.
  • Conducts routine maintenance on small engine devices.
  • Assists on special projects as may be identified by the Facilities Coordinator.
  • Complies with all applicable health and safety regulations, policies and established work practices.

Additional Duties:

  • Performs related tasks as required; including but not limited to assisting with any facilities maintenance trades.
Minimum Education and Training
  • High school diploma or equivalent.
  • Or an equivalent level of education and experience.
  • Valid Commonwealth of Virginia Driver’s License required; CDL license preferred.
  • Vocational training or certification in a relevant trade preferred, but not required. (e.g., HVAC, electrical, plumbing).
  • EPA refrigerant handling certification preferred but not required.
Minimum Qualifications and Standards Required

Knowledge, Skills and Abilities:

  • Working knowledge of basic plumbing, electrical, carpentry, and painting.
  • Familiarity with preventative maintenance procedures.
  • Ability to read and interpret basic blueprints, schematics, and maintenance manuals (preferred).
  • Strong problem‑solving and troubleshooting skills.
  • Ability to work independently and as part of a team.
  • Excellent organizational and time management skills.
  • Strong attention to detail and a commitment to quality workmanship.
  • Ability to follow instructions and procedures.
  • Good communication skills, both written and verbal.
  • Basic computer skills for work order systems and communication.
  • Ability to operate heavy equipment preferred but not required.
  • Ability to safely operate a commercial van.

  • Repetitive Motion: Substantial movements (motions) of the wrist, hands, and/or fingers.

Work Environment:

The worker is subject to inside and outside environmental conditions, noise, vibration, hazards, atmospheric conditions, and oils.
