Pepper Construction Group LLC in Cincinnati, OH seeks an experienced Preconstruction Project Manager to lead early-stage budgeting and project scoping. You will collaborate with project management and design teams to establish budgets and operational priorities for successful delivery.

Qualifications

• B.S. in Construction Management, Engineering or related technical area preferred.
• 5+ years of construction preconstruction experience.
• Experience with projects over $5M is required.
• Knowledge of Destini, WinEst or similar electronic takeoff software.
• Knowledge of Revit is preferred.

Responsibilities

• Perform detailed quantity surveys manually and electronically.
• Develop detailed scopes of work by trade.
• Create detailed pricing and cost estimates.
• Conduct value engineering and constructability reviews.
• Identify cost drivers and propose alternatives.
• Support winning bids through robust preconstruction analysis.

Job description

With offices in Illinois, Wisconsin, Indiana, and Ohio, Pepper Construction is a national general contracting and construction management firm that primarily serves the private sector. POSITION SUMMARY:

Preconstruction project managers are responsible for the activities that occur at the beginning of a project, prior to the start of construction. Preconstruction team members are expected to work with all levels of project management and field supervision to establish budget and operational priorities, helping to ensure a quality project.

MAJOR RESPONSIBILITIES:

Preconstruction:

• Perform detailed quantity surveys both manually and electronically
• Possess knowledge of and ability to develop detailed pricing
• Develop detailed scopes of work by trade
• Perform value engineering/value analysis
• Perform building systems analysis and constructability reviews
• Possess knowledge of cost and pricing trends and develop escalation analysis
• Develop conceptual estimates from limited information
• Level and descope competitive bid trades
• Identify cost drivers and develop alternative solutions.
• Actively participate in winning work

Leadership

• Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork
• Communicate effectively, both written and verbal, with immediate team members, operational project management teams, and with clients and the design team.
• Provide training and serve as a mentor to less experienced team members.

POSITION REQUIREMENTS:

• B.S. in Construction Management, Engineering or related technical area preferred
• 5+ years of experience
• Prior experience in a Preconstruction role with projects in excess of $5M
• Knowledge of Destini, WinEst or similar electronic takeoff program
• Knowledge of Revit preferred
• Work from Cincinnati (Lockland) office
• Experience in the following markets is preferred: commercial office, healthcare, higher education, hospitality, industrial, interiors, K-12, life sciences, manufacturing and retail
