Job summary

Pepper Construction is seeking a Preconstruction Project Manager to lead early-stage estimating, budgeting, and scope development for complex projects from our Cincinnati office (Lockland). You will collaborate with design teams, clients, and field management to set priorities and ensure a quality project from day one.

Required: a BS in Construction Management or related technical field, 5+ years in preconstruction on projects >$5M, knowledge of Destini/WinEst or similar and Revit, plus strong

• Effective written and verbal communication with clients, design teams, and management.
• Mentoring less experienced team members and building collaborative relationships.

Responsibilities

• Perform detailed quantity surveys manually and electronically.

• Create scopes of work by trade and conduct value engineering.
• Conduct constructability reviews and systems analysis.
• Identify cost drivers and develop alternative solutions.

With offices in Illinois, Wisconsin, Indiana, and Ohio, Pepper Construction is a national general contracting and construction management firm that primarily serves the private sector. Position Summary

Preconstruction project managers are responsible for the activities that occur at the beginning of a project, prior to the start of construction. Preconstruction team members are expected to work with all levels of project management and field supervision to establish budget and operational priorities, helping to ensure a quality project.

MAJOR RESPONSIBILITIES

• Perform detailed quantity surveys both manually and electronically
• Possess knowledge of and ability to develop detailed pricing
• Develop detailed scopes of work by trade
• Perform value engineering/value analysis
• Perform building systems analysis and constructability reviews
• Possess knowledge of cost and pricing trends and develop escalation analysis
• Develop conceptual estimates from limited information
• Level and descope competitive bid trades
• Identify cost drivers and develop alternative solutions.
• Actively participate in winning work

Leadership

• Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork
• Communicate effectively, both written and verbal, with immediate team members, operational project management teams, and with clients and the design team.
• Provide training and serve as a mentor to less experienced team members.

Position Requirements

• B.S. in Construction Management, Engineering or related technical area preferred
• 5+ years of experience
• Prior experience in a Preconstruction role with projects in excess of $5M
• Knowledge of Destini, WinEst or similar electronic takeoff program
• Knowledge of Revit preferred
• Work from Cincinnati (Lockland) office
• Experience in the following markets is preferred: commercial office, healthcare, higher education, hospitality, industrial, interiors, K-12, life sciences, manufacturing and retail
