Job summary

Acloché LLC in Columbus, OH is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction for large multi-family residential, apartment, and senior housing projects. You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

Core duties include leading complete estimates, value engineering, bidding and procurement, and developing preliminary preconstruction schedules.

Qualifications

• 5 to 10 years of experience in large multi-family residential estimating (apartments, HUD, senior housing).
• Deep understanding of current market pricing and unit pricing.
• Proven ability to establish and maintain relationships with owners, architects, and subcontractors.

Responsibilities

• Lead, create, and finalize comprehensive project estimates.
• Research materials, source alternatives, and develop value engineering ideas with costs.
• Build qualified subcontractor bid lists, call subcontractors to secure bids, and analyze bids and scopes.
• Develop preliminary preconstruction schedules and determine staffing and general condition requirements.
• Complete detailed On-Screen Takeoffs.
• Prepare professional presentation documents and clearly present cost information to clients.
• Review, analyze, and correct estimates prepared by other team members.

Compensation: $130,000 - $160,000 + bonuses (Commensurate with experience; open to discussion)

Role Overview

We are seeking a seasoned Preconstruction Manager to lead estimating and preconstruction efforts for large multi-family residential, apartment, and senior housing projects. In this role, you will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

Core Responsibilities

• Complete Estimating: Lead, create, and finalize comprehensive project estimates.
• Value Engineering: Research specified materials, source alternatives, and develop value engineering ideas with associated costs.
• Bidding & Procurement: Build qualified subcontractor bid lists, proactively call subcontractors to secure bids, and analyze submitted bids and scopes.
• Project Planning: Develop preliminary preconstruction schedules and determine project staffing and general condition requirements.
• Takeoffs: Complete detailed On-Screen Takeoffs.
• Client Presentations: Prepare professional presentation documents and clearly present cost information to clients.
• Quality Control: Review, analyze, and correct estimates prepared by other team members.

Qualifications & Experience

• Industry Experience: 5 to 10 years of experience specifically in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.
• Market Knowledge: Deep understanding of current market pricing and unit pricing.
• Relationship Building: Proven ability to establish and maintain strong relationships with owners, architects, and subcontractors.
