The Preconstruction Manager for our client helps establish construction budgets, estimate construction assemblies, source potential trade partners, maintain the company's trade partner database and administer their preconstruction and buyout process, among other tasks and duties as listed herein.Role reports directly to the Director of Preconstruction and works alongside the Procurement team.
Our client is a mid-sized (75ish employees) General Contractor specializing in a mixed portfolio of multifmaily projects across the Southeast, however with an emphasis across Alabama and Florida. They are the sister company of a well-respected Development firm in Birmingham, however they have their own direct client base and do not rely strictly on their Development partner for work.
Description
- Guide projects through the preconstruction phase and assist with material / subcontract acquisition throughout the entire project life cycle
- Work closely with the Director of Preconstruction and the Director of Procurement
- Gather and post Bid Documents
- Review Bid Documents to determine Scope of Work per trade
- Contact potential subcontractors and update the company's vendor list
- Develop Material and Labor quantity take off for work performed
- Prepare Estimate Summary for Bids
- Compile and analyze Subcontractor and supplier proposals to determine the best value
- Develop preliminary project schedules
- Review post bid information to assure scopes of work are correct and accurate
Profile
- Bachelor's Degree Construction Management or related field
- Strong organizational and analytical skills
- Minimum of 5 years' professional experience with extensive knowledge of all aspects of construction management from pre-construction through project close-out, including design and technical expertise
- Ability to read, comprehend, interpret and perform detailed take offs on architectural and consultant drawings
- Comprehensive understanding of the coordination aspects and related requirements of all design disciplines
- Very detail oriented, self-motivated, and passionate
- Ability to interact well in various business and social settings with all types of people in a mature and professional manner
- Possess solid business acumen, particularly relating to the design and VE process
- Ability to work well with others, associates, supervisors and subordinates under deadline situations
- Computer literate with proficiency in MS Excel, MS Project and/or other pertinent industry software platforms such as BlueBeam, OnScreen TakeOff and ProCore

Seeking a Construction Estimator interested in joining a historically successful multifamily General Contractor based in Birmingham. Their work is across the Southeast, however this role reports to the HQ office. This is a Lead Estimator role, not a people management role.
