Job Description
Lead, direct and oversee the effective daily operation of a single Preconstruction project with a value up to $30M, or support multiple projects. Responsible for the preconstruction process in CM at Risk and Negotiated GC, and to assist in preconstruction for Design‑Build and Hard Bid delivery methods. Establish project objectives for the preconstruction phase, maintain liaison with prime clients, and monitor design progress and project budget. Take action as needed to ensure project goals, objectives and initiatives are met in alignment with the mission, vision and values of Barnhill Contracting Company.
Responsibilities
- Collaborate with the operations team, owners, designers, and subcontractors to ensure the design phase is completed on time with an acceptable GMP.
- Work with Project Leadership team to ensure accuracy of cost estimates, scopes of work and schedule requirements.
- Identify and effectively manage owner expectations during the preconstruction phase.
- Develop viable cost options and value analysis in all building systems, understanding the inter‑relationship and impact on budget, design, quality and lifecycle.
- Accurately manage all aspects of estimating, constructability and value analysis, including take‑off functions, subcontractor bid solicitation, estimate maintenance and final deliverables.
- Analyze both risk and profitability at each level of estimate.
- Build and manage project schedule in P6 by collaborating with Field Operations on logic and durations—covering design phases, project phasing, permitting, prequalification, bidding, long‑lead items and general construction activities.
- Work with senior leadership to set clear and attainable goals for preconstruction teams.
- Participate in training opportunities to increase technical and leadership competencies.
- Promote and support good internal and external relationships throughout all divisions and departments of Barnhill Contracting Company, with clients and the public.
- Engage in and promote customer and community related activities.
Qualifications and Training
- Education Level: associate or bachelor’s degree or an equivalent combination of training and work experience preferred.
- Work Experience: 5 years in construction industry.
- Required License/Certification: NC Driver License.
- Computer Skills: Word, Excel, Outlook, Spectrum MC2, OnCenter, P6, Blue Beam, Procore.
- Technical Skills: Construction Trends, Market Conditions, Plan and Specification Reading, Problem Solving, Scheduling, Construction Technology, Means and Methods, Safety and Environmental Regulations (OSHA).
- Personal Skills: Ability to build strong working relationships; demonstrate a high level of integrity and proactive approach to Values Based Leadership; high level of emotional intelligence; conflict management skills.
- Conditions: Ability to work with frequent exposure to dirty and dusty conditions and extremes of weather.
