Job summary

Moss & Associates LLC in Allen, TX seeks a Preconstruction Manager to oversee trade cost management and estimate accuracy under the Preconstruction Chief.

You will review drawings, perform quantity surveys with On Screen Take Off/Bluebeam, assemble multi-trade estimates, and prepare bid tab sheets while identifying cost-saving opportunities.

The role requires a BS degree and at least four years in estimating, with strong reading of specifications and plans and proficiency in MS Office.

Qualifications

• BS degree in a related field with four or more years of estimating experience.
• Knowledge of trade-specific scope responsibilities and unit pricing across multiple trades.
• Ability to self-manage with minimal direction and read specifications and plans.
• Proficiency with On Screen Take Off/Bluebeam and MS Office.

Responsibilities

• Perform quantity surveying of materials, skin study & GSF using On Screen Take Off/Bluebeam from concept drawings.
• Assemble accurate multi-trade estimates from quantity surveys, units and cost per unit.
• Review drawings for missing information and write RFIs to architects & engineers by trade.
• From trade contractors’ proposals, develop bid tab sheets to ensure accurate scope.
• Provide cost savings suggestions by trade and highlight opportunities.

POSITION SCOPE AND ORGANIZATIONAL IMPACT

This full-time position will work under the Preconstruction Chief to help manage assigned Trade Responsibilities, including reviewing and assembling estimates and analyzing trade scope sheets.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

Perform accurate quantity survey of Materials, Skin Study & GSF using On Screen Take Off/Bluebeam From Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings (Limited Trades) Assemble accurate estimates (Multiple Trades) from quantity survey: Units and Cost per Unit Review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade From Trade Contractors’ proposal, develop bid tab sheets for multiple trades to ensure accurate scope Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors Provide Cost Savings suggestions by Trade - limited trades

Working knowledge of constructability details and ability to recognize cost saving opportunities (Multiple Trades) Possess analytical skills Ability to utilize Microsoft Office, Excel & Word Professional and attentive character Ability to communicate well, both verbally & written

EDUCATION AND WORK EXPERIENCE

Graduate from College/University; 4-Year BS Degree in related field Minimum of Four (4) Years’ previous work experience in Estimating or equivalent field experience Knowledge of Trade Specific Scope Responsibilities & Unit Pricing - Multiple Trades Ability to successfully self-manage work assigned with very little direction Detailed knowledge of Trade Specific Scope without having specific information on Design Documents Ability to read specifications with understanding of subject matter; Multiple Trades Ability to perform accurate quantity survey using "On Screen Take-off"/Bluebeam Ability to read, interpret & understand plans proficiently: Conceptual Drawings - 100% CDs Ability to assemble estimates (Multiple Trades), providing takeoff & unit pricing on multiple projects
