Job summary

Moss in Allen, TX is seeking a Preconstruction Manager to support the Chief in managing trade responsibilities, reviewing estimates, and analyzing trade scopes for multiple projects.

The ideal candidate has a BS in a related field with at least four years in estimating, strong proficiency in takeoff tools (Bluebeam), and the ability to assemble accurate multitrade estimates and RFIs while identifying cost-saving opportunities.

Qualifications

• BS degree in a related field is required.
• Minimum of four years' estimating or equivalent experience.
• Knowledge of trade-specific scope and unit pricing across multiple trades.
• Ability to self-manage work with minimal direction.
• Ability to read specifications and understand plans across multiple trades.
• Experience with takeoff using Bluebeam or similar tools.

Responsibilities

• Perform accurate quantity surveys of materials and scope using On Screen Take Off/Bluebeam.
• Fill in missing information from drawings (limited trades) from concept drawings.
• Assemble accurate multi-trade estimates from quantity surveys (units and cost per unit).
• Review drawings for missing information and issue RFIs to architects/engineers by trade.
• Develop bid tabs for multiple trades to ensure accurate scope and pricing.
• Develop qualifications and assumptions from bid tabs of trade contractors.
• Provide cost-saving suggestions by trade for limited trades.

POSITION SCOPE AND ORGANIZATIONAL IMPACT

This full-time position will work under the Preconstruction Chief to help manage assigned Trade Responsibilities, including reviewing and assembling estimates and analyzing trade scope sheets.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

• Perform accurate quantity survey of Materials, Skin Study & GSF using On Screen Take Off/Bluebeam

• From Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings (Limited Trades)

• Assemble accurate estimates (Multiple Trades) from quantity survey: Units and Cost per Unit

• Review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade

• From Trade Contractors' proposal, develop bid tab sheets for multiple trades to ensure accurate scope

• Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors

• Provide Cost Savings suggestions by Trade - limited trades

EDUCATION AND WORK EXPERIENCE

• Graduate from College/University; 4-Year BS Degree in related field

• Minimum of Four (4) Years' previous work experience in Estimating or equivalent field experience

• Knowledge of Trade Specific Scope Responsibilities & Unit Pricing - Multiple Trades

• Ability to successfully self-manage work assigned with very little direction

• Detailed knowledge of Trade Specific Scope without having specific information on Design Documents

• Ability to read specifications with understanding of subject matter; Multiple Trades

• Ability to perform accurate quantity survey using "On Screen Take-off"/Bluebeam

• Ability to read, interpret & understand plans proficiently: Conceptual Drawings - 100% CDs

• Ability to assemble estimates (Multiple Trades), providing takeoff & unit pricing on multiple projects Working knowledge of constructability details and ability to recognize cost saving opportunities (Multiple Trades)
