Job summary

Engtal, a growing Dallas–Fort Worth general contractor, seeks a Preconstruction Manager to lead ground-up commercial and retail projects in the $20M–$50M range. You will drive the preconstruction process from conceptual budgeting through GMP and turnover to operations.

You will collaborate with clients, design teams, subcontractors and field leadership to develop budgets, manage bids, value engineering, and present cost updates. This role offers growth in a collaborative environment.

Qualifications

• 5+ years in commercial preconstruction or estimating.
• Strong ground-up commercial/retail experience on $20M–$50M projects.
• Proficiency in conceptual estimating, budgeting, GMP development, and buyout.

Responsibilities

• Lead preconstruction and estimating across multiple projects.
• Develop conceptual budgets, detailed estimates, takeoffs, and GMP pricing.
• Manage subcontractor bidding, bid leveling, scope reviews, and proposal analysis.
• Review drawings for scope gaps, constructability issues, and project risk.
• Lead value engineering and cost-saving initiatives throughout design.
• Coordinate scheduling, logistics, procurement, and long-lead items with operations.
• Present budgets and cost updates to clients and design teams.
• Maintain strong relationships with DFW subcontractors and trade partners.
• Support project pursuits and handoff from preconstruction to operations.

Position Overview

The Preconstruction Manager will lead projects from conceptual budgeting through GMP and turnover to operations, working closely with clients, design teams, subcontractors, and field leadership.
