Qualifications

Responsibilities

• Lead the preconstruction phase for all projects, ensuring accurate planning, budgeting, and estimation.
• Coordinate with stakeholders to gather necessary information for preconstruction.
• Develop and maintain detailed project schedules, including admin tasks and site activities.
• Conduct risk assessments to prevent delays or cost overruns.
• Review and negotiate contracts/subcontracts in the company’s best interest.
• Coordinate with procurement to obtain materials cost-effectively.
• Implement cost control measures to keep projects within budget.
• Leverage Excel to track and report progress, costs, and metrics.
• Improve preconstruction processes for efficiency and accuracy.

Job Details:

We are seeking a dynamic and experienced Preconstruction Manager to join our progressive team in the construction industry. The ideal candidate will play a crucial role in our preconstruction phase, leading the planning, budgeting, and estimation of our construction projects. This role involves a high level of responsibility and requires a strong understanding of contract management, subcontracting, contract negotiation, project bidding, cost control, project planning, and procurement. The successful candidate will have a proven track record in the industry and a keen eye for detail, ensuring that all aspects of our projects are meticulously planned and executed.

Responsibilities:

• Leading and managing the preconstruction phase of all projects, ensuring that all aspects are planned, budgeted, and estimated accurately.
• Coordinating with project stakeholders to gather all necessary information for the preconstruction phase.
• Developing and maintaining detailed project schedules, including all administrative tasks and site activities.
• Conducting detailed risk assessments to prevent potential project delays or cost overruns.
• Reviewing and negotiating contracts and subcontracts, ensuring that all agreements are in the best interest of the company.
• Coordinating with the procurement team to ensure that all necessary materials and equipment are acquired in a timely and cost-effective manner.
• Implementing effective cost control measures to ensure that projects are completed within budget.
• Leveraging your excellent Microsoft Excel skills to track and report on project progress, costs, and other key metrics.
• Continually improving preconstruction processes and procedures to enhance efficiency and accuracy.

Qualifications:

• A minimum of 4 years of experience in a similar role within the construction industry.
• Proven experience in preconstruction planning, budgeting, contract management, subcontracting, contract negotiation, project estimation, project bidding, cost control, project planning, and procurement.
• Excellent Microsoft Excel skills, with the ability to create complex spreadsheets and perform advanced data analysis.
• Strong negotiation skills, with the ability to secure favorable terms and conditions for the company.
• Excellent communication and interpersonal skills, with the ability to liaise effectively with a range of stakeholders.
• Strong problem-solving skills, with the ability to identify and resolve potential issues before they impact project timelines or budgets.
• A relevant degree in Construction Management, Engineering, or a related field would be advantageous.
