Job summary

Evans General Contractors, LLC is seeking a Preconstruction Manager to lead the preparation of complete, accurate estimates on large, complex projects. You will define standards and procedures for pursuits and build strong relationships with internal teams, clients, suppliers, and subcontractors.

Responsibilities

  • Develop, compile and review project information to determine pertinent criteria.
  • Lead pursuits with internal and external resources to develop comprehensive proposals; produce schedules, clarifications and drawings.
  • Perform quantity take-offs and cost estimates for large and complex projects across design stages.
  • Review final estimates for completeness and accuracy.
  • Lead and participate in client presentations and value engineering discussions.
  • Solicit and evaluate proposals from vendors, suppliers and subcontractors on complex scopes.
  • Assist operations with subcontractor procurement and calendar planning.
  • Collaborate with design and operations teams to ensure design adheres to budget and criteria.
  • Review awarded projects against as-sold estimates to confirm accuracy.
  • Mentor and train estimators and preconstruction engineers.

SUMMARY:

The Preconstruction Manager is responsible for preparing and/or coordinating the preparation of complete and accurate estimates on large and complex construction projects. This role is tasked with the defining and implementing standards and procedures for various pursuits. Responsible for producing and reviewing final proposals to ensure accuracy and completeness. As a key role in our organization, the Preconstruction Manager is expected to build effective relationships with team members, external customers, clients, suppliers and subcontractors to support the company's success and growth.

RESPONSIBILITIES:
  • Develop, compile and review project information to determine pertinent criteria.
  • Lead pursuits including internal team and external resources to develop comprehensive proposals on complex projects. Develop complete documents including schedules, clarifications, specifications, drawings, etc.
  • Perform quantity take-offs and develop cost estimates for large & complex projects for various stages of design
  • Review final estimates for completeness and accuracy.
  • Lead and participate in presentations to clients
  • Develop and analyze alternates & value engineering ideas
  • Solicit, review and tabulate proposals from vendors, suppliers and subcontractors on complex scopes
  • Assist operations with subcontractor procurement.
  • Collaborate with the design team and operations team throughout the design development process to ensure design adheres to established project criteria and budget
  • Review awarded projects and compare cost on a timely basis to as-sold estimates to confirm accuracy of estimate.
  • Participate in trade organization(s)
  • Mentoring and training of Estimators & Preconstruction Engineers
  • Assist with other duties as assigned

Requirements
  • Bachelor’s degree in construction management, engineering, architecture, business/finance or related field of study is preferred but not required
  • Able to lead the design-build project delivery method. Clear understanding of roles, responsibilities, risks, and coordination between design and construction teams.
  • Demonstrates flexibility and adaptable to change. Ability to manage multiple tasks and perform well under pressure
  • Highly motivated self-starter with a strong work ethic and sense of urgency; able to perform in both independent and team-oriented environments
  • Demonstrates professional credibility, integrity, resilience, and commitment
  • Avid and quick learner
  • Builds effective relationships with architects, engineers, subcontractors and clients
  • Minimum of 7+ years of experience in preconstruction for a General Contractor; experience in Life Sciences, Manufacturing, Healthcare, Distribution and/or Data Centers required
  • Strong communication skills. Communicates clearly and consistently with customers & team members
  • Possesses attention to detail and strong problem-solving skills
  • Ability to formulate, plan and prioritize work. Ability to manage multiple preconstruction projects.
  • Demonstrates initiative and accountability; able to excel with minmal supervision
  • Comfortable in fast-paced, candid work environment
